Need time estimate for exterior work

We’re doing a large, multi-phase renovation of our home, spread over many years. I’m trying to plan the 2017 schedule, and am trying to figure out how much time to budget to re-do our home’s exterior (we don’t have a formal project manager). The home is approximately 3 stories tall, and is 25 feet wide. It’s an urban home, and only the front is exposed to the street.

The work that needs to be done is:

  • Remove ugly siding of the top 2 stories.
  • Replace the windows (4 bay windows, so 12 windows total)
  • Stucco and paint the top two stories.
  • Add in window sills/decorative woodwork around windows.

How long should we expect this to take? Is a month too optimistic?

If you are only planning to redo from elevation, then two weeks would be more than enough.
1 day to remove siding and install vapor barrier, 1-2 days for windows (more like one),
2 days for sill/decorative installation and 4-5 days for stucco.

It all really depends on what kind of company you hire, how many people they have in their crew. So if you hire a big company they will probably have bigger crews and do the job faster but if you hire a smaller company then its going to take longer. A lot of contractors would actually tell you that they can do this kind of job in two or three weeks. But in the end, they will take a couple of extra weeks to finish. You have to understand that not everything always goes smoothly in remodeling of old houses, so you can always run into unexpected obstacles that would slow the process down. (Like discovering dry rot on the framing, under your siding, permits delays, and a lot more things that would go different ways then what the contractor originally thought in the beginning.) A month is not too optimistic but rather realistic. In a perfect world a job like this should take no more than 2-3 weeks. However we don’t live in a perfect world and there is going to be delays such as permit, inspection, material delivery etc. Our company has different crews for stucco and windows so if timed right it should definitely be no more than a month.
