Rough estimate for two bedroom second unit

We are planning to build a second unit on our property in Marin (two bed room, 750 square feet).
If we exclude the design cost (plan, engineering, permit ect), what would be a rough estimate range for the building cost?

It is really hard to guess the building without looking at a plans/engineering or you property.
I had experience with additions as low as $150 per sqf and high as 500 per sqf.
i guess you can take an average of the two, to determine your needed rough budget.

Best answer is based on square footage of the rooms, access and interior upgrades.
Also, is this an attic remodel, roof removal, etc.
Can’t really give an answer without all of the particulars.

before to give an estimate you need a survey to do measurements and plans. Also you need to know if you want a complete remodeling or a partial one.

Additions costs typically start high for smaller square footage add ons, for example a small 120 sqft office addition with slab on grade could cost you approx $39,000($325 per sqft). When a single story new home build of 1500 sqft could be completed for approx $337,500($225 per sqft). Of Course with second story additions reaching the $500 per sqft range. Another factor to keep in consideration is permitting, planning and site conditions as mentioned in previous answers.

With the new regulations on ADU a lot of people have taken the opportunity to break ground on new units. As others have mentioned here it is very difficult to give a price without information. In fact you will find it very difficult to get a professional to quote you strictly on a sqft price or give you any ball park prices. instead, we will ask for ore specific details around your build and design choices. contact the City Building and Planning department to see what allowable space you have on your lot. An architect or design professional should be able to help you obtain this information. Good luck with your build!!!
