Suggestions for paint and flooring for Townhome rental

I have a townhome rental. (Nice area) tenants moved out after 12 yrs. House is straight through (LR, DR, into family room). Carpets are off white & so are walls. The carpets need to be replaced & walls need painting. Need suggestions: should I replace with carpet or laminate floor and what color paint on walls for carpet and/or laminate. I am not replacing carpet on 2nd floor. Suggestions would be helpful.

I would recommend a nice looking laminate flooring. The durability is hard to beat and there are some really nice options out there. The initial cost will likely be a little more than carpet, but you should not have to replace the flooring in between tenants. For the walls I typically stay with a neutral color, but opting for a better quality “washable” paint will save you from having to re-paint so often.

Carpets could be your least expensive choice over all, but a laminate floor would most likely hold up much better in a rental.
