I just received several bids to replace my roof. The high bids were almost 50% more than the low bids, but the warranties were for 15 years instead of 10 years.
Is it worth the extra cost? Why is there such a difference between the bids and warranties?
Warranties depend on who does the project and what classifications they have plus the steps and inspections that are taken.
Materials also matter to an extent. Every manufacturer have different warranties offered.
The price also varies on the setup of each company, i.e. their workers comp, bond (which they should always have) and general liability policies.
It is in the Waterproofing and the stopping of leaks. A warranty of ten instead of fifteen may mean nothing depending on what is covered. It would be worth getting flood insurance that covers water damages.
