I’m working with my realtor to sell my current house, and am wondering what are some quick and easy adjustments to help sell. We’re definitely going to do some new, neutral paint and stage the house with a decorator, but are there other quick areas that have decent ROI? Maybe some quick bathroom changes, or something else?
Possibly not applicable here, but I would suggest increasing the curb appeal first. On the interior, consider fresh paint in gathering spaces such as kichen and family rooms, then depending on the present condition and age of products and materials countertops, sinks, faucets and flooring.
We have clients that do third party air testing to prove that there is no mold issues in the home.
Oh I haven’t heard of air testing for mold, but that sounds like a great idea.
A couple things I’ve seen that can make a big difference are a fresh coat of paint, especially if the colors are loud or unusual. In a bathroom even a new vanity from Ikea can make a difference for not a ton of money. Painting cabinets and switching out the hardware (knobs/handles) can help quickly and easily clean up an outdated look, and if you have older tile/laminate countertops you could consider doing epoxy/poured resin over top to further modernize.
Landscaping/curb appeal can make a substantial difference, especially since it’s the first impression potential buyers will have of the house. You don’t have to completely re-do the landscaping, but some fresh mulch, power-washing siding and walkways, and cleaning up leaves and weeds can go a long way.
Staging a house with a designer and rental furniture can also make an interior really stand out. There are a lot of factors to consider when deciding whether to stage, but at least in San Francisco it can help a property sell even faster.
There are a lot of options! These are just a couple that I’ve seen more recently, especially for quick, lower-budget cleanups.
