Other than outlining / itemizing the scope of the project, what are the most important things that every remodeling work agreement should contain?

FIRST AND FOREMOST YOU NEED TO HAVE A START, AND COMPLETION DATE, ALONG WITH A BUDGETS AND ALLOWANCES SET.

Contingency! Setting expectations on a renovation with a contingency clause for both budget and time are key! New construction is a completely different animal than a custom renovation. The fact of the matter is when you open up an older home that you are renovating you will come across unforseen expenses and time delays. Preparing your client for the unsforseen is key, trying to sell a renovation on a best case scenario is suicide!

After architectural plans are completed, building permits optianed, selected your contractor, need a contract, cost estimate, time frame, payment schedule with allowance for unforseen conditions or contingancy to cover items in question, start date, inspection schedule by local building & fire departments, substantial completion to final completion and certificate of occupancy.

It should say β€œany changes more than such and such must be in writing.” Should be clear who pays for what (e.g. fixtures) and what exact services are included.
