My roof is over 20 years old, but there are no signs of leaking. How do I know if its time to replace it?
If the shingles are curling, it is a sure sign you need a new roof. If you are missing a few, chances are they can be replaced without putting on a new roof and were most likely caused by wind.
Hi Kira!
If I understood you correctly, right now there is no problem with the roof.
In this case, you first need to know the lifespan of your roofing material.
Roofing material’s lifespan can vary from 6-7 years to 100 years.
For example, low-grade asphalt shingles will last around 10-15 years, and slates can last for 100 years or more.
I’m not going to write every type here, because the variety is big, but you can look it up online.
Other factors can also effect your roof durability, such as intense winters with low temperatures and hot summers with burning sun, as well as other climate factors.
As someone already wrote here before me, shingles starting to cup are usually a sign that those shingles are done, but that will be in the case of standard asphalt shingles.
I suggest also paying attention to valley & ridges areas, look for torn, lose or cracked shingles. If you find a lot of them - maybe it’s time for a full roof replacement. If it’s just here and there - get a professional and replace only the problematic spots.
Hope I was helpful,
Sam
If the shingles are curling, cracked, granules missing.
Also if the roof is around 20 plus years then it’s time to get a new roof.
We often tell homeowners to perform their own yearly roofing inspection from the ground.
OUTSIDE SIDES OF TROUBLE:
– Cracked caulk or rust spots on flashing
– Shingles that are bucking, curling, or blistering
– Missing or broken shingles
– Cracked and worn rubber boots around vent pipes
– Missing Ventilation system — good ventilation guarantees your roof will last longer and prevents ice dams
– Missing or damaged chimney cap — okay, it’s technically not part of your roof, but since you’re looking anyway it is worth checking
– Masses of moss and lichen, which could signal the roof is decaying underneath
– Staining, which can signal accumulation of dirt, defective shingles, mold, mildew, and algae
INTERIOR SIGNS OF TROUBLE:
– Dark areas on ceilings
– Peeling paint on the underside of roof overhangs
– Damp spots alongside fireplaces
– Water stains on pipes venting the water heater and furnace
If your roof is 15 years old or more, it may already be due for replacement. Noticing any loose, damaged, missing shingles, or other signs of trouble should be addressed and replaced immediately.
