I’m in the beginning stages of researching what it takes to have a house built. We are actively looking for a lot to build on and we would like to know what we should be looking for in a lot as well as what costs we would be looking at.
Depending on where you are looking. Having city water and sewer is a good start. Ask about how much fill is on the site. Also there are side set backs so make sure your house is not to wide for the lot and check to see if there is an issue with the water table.

There are a lot of things you need to know before you build a house. First secure financing.second start with a reputable lumber yard, third have a well drawn out house plan/ make sure you have everything that you want in your house drawn out. Then get at least three estimates from: general contractors, and when comparing bids make sure you compare apples to apples.that is very important, if you do not have everything you want on paper when at the time in bidding you will find out that changing things during the building process through change orders will get very expensive.and remember that the lowest possible price is not always the best, will end up costing you more in the long run…
Where you are looking to build has a lot to do with what you should be looking for but some generic answers are as follows:
-
Talk to a local builder or two
-
Find a house plan that you like and can fit into your budget
-
Talk to your lender about options and their concerns
-
Remember to not buy more house than you can afford
Once you do these things, your homebuilding process will be much clearer to you.
