What do you see as the three most important things your new home should have?

In planning for your new home or remodel, please give us the three things which you feel are most important to have in your new home?

  1. functional design plan/layout for maximus comfort, efficient use of space and proper natural lighting.
  2. energy efficiency-step into the future and plan 15 years down the road for possible energy efficiency changes. plan for solar and home power options.
  3. Low tech-high tech, have a modern heating system and a high efficiency wood burning fire place for northern climates, passive solar and thermal mass for the south west along with modern insulating methods such as spray insulation. I believe a house is a member of the family, give yours life!
