Get lien waivers as the subs finish their portion of the job. Have them sign a waiver that tells you the GC paid them and that you are satisfied with the work. Then they can’t put a lien against your home.
A Sub Contractor Agreement is a contract between the GC and the Subs. It states the scope of work to be done. The only contract you need is the one between you and the GC. However always be sure to check that your General has a current License and is Bonded and Insured! Once your job is completed to your satisfaction and you’ve paid your contractor be sure to get a “Conditional Release of Lien.” This states that once your final payment has cleared the bank, the contractor can no longer put a lien on your property.
Your GC should be the one handling subcontract agreements under the master contract you have with them.
No the GC is responsible if it is under his scope of work. The GC will have a Subcontract with any subs and it is still the responsibility of the GC that the work is done to the clients liking or agreement via contract. You should never have to worry about a subcontractor or there contract with the GC. Hold payment to the GC if work is inadequate or not done to the agreement per contract. It is all what is in the contract between you and the GC.
