The cost for building a new home varies depending on many aspects. There is the location, if the land is on a hillside, how many stories, finishing materials and so forth. The average price is between $150-$250 per sq. ft. for one story not including finishing materials.

The difference from region/state is rather large. What it costs to build a home, let’s say here in OKC compared to Reno NV. would be drastically different. Well over 100,000.00 in some cases. The cost of land and labor is relative to each location independently.

As for the urban or rural part of your questions, for us the difference is typically minimal. Permit costs are typically lower or not required in rural areas, but there will likely be larger fees for deliveries or other similar costs.

We run across people all the time that have designed a set of plans for a custom home based on an estimated cost per foot that they expected to pay. Many of them are shocked when the home that was supposed to cost $390k is coming in at $550k when the home is only 3000 sq. ft. This can be devastating to someone that just designed their dream home. The cost per foot price is a misconception that many buyers have. The cost to build a 3000 sq ft home with a 2 car garage is not the same as a 3000 sq ft home with a 3 car garage. Many builders will quote the cost per foot of a “bare bones” version of a home that will come in at a very low price and not meet the client’s expectations. Custom homes are rarely that basic. If you have to quote a price per foot I prefer to quote per foot under roof. Most homes in the Texas Hill Country are typically $100-$120 per foot under roof counting garage and patio space. This does not include things like wells, pools, solar systems, etc. You can not expect fencing and landscaping for a 10 acre property to be included in the cost per foot number.
