What is the average cost per sq ft. for a full gut remodel?

I have had this question asked by multiple homeowners looking to flip properties.

Typically $175-$200 per square foot of living space.

Although Xactimate’s is primarily utilized when dealing with Insurance Related Restoration claims, it can also be used as a baseline for non-insurance related jobs if you understand how to properly interperate and apply it to each individual job . Demo Bedroom / Room (i.e. Living Space): $3.92/sq. ft. (up to 200 sq ft area) / $3.39/sq. ft. (over 200 sq ft area):

Includes: Labor cost to remove finish carpentry, rough plumbing, windows, carpet, pad, tackless strip, drywall, ductwork, insulation, finish and rough electrical, and to discard in a job-site waste receptacle.
Excludes: Asbestos identification and removal, and abatement of hazardous materials. Stair parts, fireplace mantle, fireplace insert, chimney flue, cabinets, any brick or stone masonry, exterior door, gas line, and AC line set. Deconstructing or salvaging.

Demo Kitchen / Laundry Area: $8.18/sq. ft.

Includes: Labor cost to remove finish carpentry, finish and rough plumbing, countertops and cabinets, windows, floor covering, drywall, insulation, finish and rough electrical, and to discard in a job-site waste receptacle.
Excludes: Asbestos identification and removal, and the abatement of hazardous materials. Exterior doors, gas line, and AC line set. Deconstructing or salvaging.

Demo Bathroom: $11.09/sq. ft. (up to 50 sq ft bathroom) / $9.61/sq. ft. (over 50 sq ft bath):

Includes: Labor cost to remove finish carpentry, finish and rough plumbing, shower surround, countertop and cabinets, windows, floor covering, drywall, insulation, finish and rough electrical, and to discard in a job-site waste receptacle.
Excludes: Asbestos identification and removal, and abatement of hazardous materials. Exterior doors, gas line, and AC line set. Deconstructing or salvaging.

Debris Disposal Cost:

Cost to actually dispose of debris are not included in the above per square footage costs. An Estimate including disposal costs should be based upon volume of debris OR the type of debris being disposed (i.e. Hazardous Waste)
