What is the criteria for charging a reasonable fee for a detailed construction or remodeling estimate?

A good contractor would not charge a fee for estimating any projects. We get paid by getting awarded the projects and doing a great job for our clients.

The market and the company’s reputation dictate the answer to this question. For instance, Lowe’s and Home Depot used to charge a fee for construction consultations, but after a short time, the fee was removed and all estimates moving forward were free. This is microcosm of the market as a whole - estimates are expected to be provided by the contractor as a complimentary service. If big box stores succumb to this market norm, then as GCs with much less capital will eventually follow this practice.

Also, on a more pragmatic note, as a GC, would you take the risk to lose a competitive advantage by simply not offering a free estimate like most in the market? It is the meeting and the rapport that you establish with the client that ultimately determines the probability of you winning the project. In other words, pick your strategy points wisely. Choose the strategy that plays into your favor to make you a more successful entrepreneur and business owner. Plus, I love what I do, so I am always happy to talk with clients about their projects!
