I need a professional for a residential garage/addition project. Should I be looking for a general contractor or a garage specialist with a general contracting license?
For this type of work it is recommended to hire a licensed general contractor that has experience in room additions and garage work.

Because a project of this kind consist of many trades, you will most definitely need a Lic. General Contractor for a full garage remodel or conversion.

Having physically built/ remodeled two garages I believe a licensed remodeling contractor would be the best option for this project. The reason for this is because a Remodeling Contractor is capable of handeling the obscure problems that can occur when Remodeling / building a Garage room addition.

You should be looking for licensed GC that has experience pulling the type of permits relevant to your garage. And somebody that is familiar with all phases of your project so they can give you an accurate bid.

I always refer to the project itself and breakdown how many trades are potentially needed for a completely finished job…If the answer is more than one than the answer to your question is quite simple. A General Contractor is Best because He/She has (Should have), the abilities to do many of the required trades necessary and if they don’t they most likely have a team of contractors that they work with on a regular basis. I always recommend finding a reputable GC because if they’re good they usually have the Best Sub-Contractors. Think about it …A garage addition needs the Following: An Engineer or Architect unless you can sketch or draw but many municipalities require a professional Print or Plan, A Mason, framer, electrician, a lot of times a Plumber, a carpenter,
A Roofing and Siding professional as well as Drywaller and Insulation Contractor maybe even a painter…That’s 10 or 11 Different Contractors for A Simple Garage…To put it into perspective you’d have to interview 10 different companies and you really should get 3 bids per trade so that’s potentially 30 different appointments providing everyone keeps to the schedule and then the second part of awarding the project not to mention now you have to know the sequence of each trade (who comes 1st 2nd 3rd…Than you have to make certain each trade can keep to your schedule…Basically, General Contractors have a team that they work with all the time and usually the Subs care about the GC’s work because they’re most likely getting 65 to 85% of their work from the GC…and in this business that’s a big deal.
Your project will get done at the correct pace and by the correct professionals that can guarantee/warranty the specific job. Not some painter who isn’t busy so they can now build a garage…No offence to Painters…There’s just to many Contractors that bite off way MORE THAN THEY CAN CHEW!!! Remember Get Referrences and ask to see current projects and past jobs too (not pictures), you want to go to the actual site of the completed job because if past client allow it than they must be Satisfied and New clients are looking for affirmation of the selection they made.
