Hiring a new sub is always an undertaking that requires a significant amount of time and energy but can ultimately be very rewarding. These are people that will ultimately represent your organization to your customers and you are ultimately responsible for the work they perform.
Most GC’s that I know have had issues with subs that cost them more to fix than to do the work themselves or have a regular sub perform the work.
That is just one reason it is important to always fully vet the sub. We start by calling references and viewing work sites. Pictures are not a clear representation of their work as anyone can take pictures of a jobsite that may or may not have been theirs alone. I look for cleanliness of their work. If they respect the work area of another client, they will most likely respect yours. Leaving tools on finished floors or materials, not sweeping and keeping the jobsite as clean as possible means that you will be cleaning after them in more ways than one.
Insurance is also very important. We check the AM Best rating of their insurance company. There are many contractors insurance companies that issue certs that are not worth the paper they are written on with no assets to back a claim.
