Expect a starting price of $37,550; location, materials and finishes adds to the cost.
Great question! If you are just thinking about the project or looking at costs, plan on a budget of about $125 - $150 per square foot (referring to the addition). The labor, permits and rough material; i.e., framing, concrete, etc., can all be estimated (by a GC) close to the company’s expense and profit. But, the biggest variable is the finish items such as toilet, tile, vanity, mirror, shower fixtures, vanity light, etc.; so, you can either purchase these items or you can ask the GC to purchase the items. But, either way, you will want to go price shopping (for those finish items) prior to contacting a GC so you know your material budget. Then, the GC will provide a budget for rough material and labor and you will provide the budget for the finish items (that you are purchasing), which will give you the overall budget.
P.S.
If you are purchasing the finish material, try to purchase all material from one place. Big Box stores (in their Pro department) offer discounts to large purchase orders (it is called the Bid Room). The discount will typically be around 10%.
Square foot estimates are only very rough guides, and without knowing the full details not very informative.
Your range could be $150 to $250 /sf or more depending on what your final material selections and design entails. Flat or tray ceiling? How many windows ? foundation type? flooring? etc…
The best approach is to get on-site estimates.
It should be noted that there are a lot of factors to consider, and so these are very rough/ballpark estimates. A couple things that might significantly adjust your costs:
- Geographic location
- Material quality/cost
- High end vs low end finishes
- HVAC, plumbing and electrical requirements can be another large/unexpected expense.
For example, while the estimates here are around $150-$250 per sqft, in San Francisco the average is more in the $300-$350/sqft range for home additions, and this will increase and decrease depending on what features and finishes are used.
Depends on location but around LA and bay area around 100k
This is a very tricky question in order to answer that question you need to know there is a lot of variables the first one is your lot on a flat area or on a steep area what kind of foundation you have what kind of roof you have what kind of Stucco you have what kind of floor you want to have what kind of finishes you want to have for the bathroom and we have done like more than 900 bathrooms none of them is the same like the other so there is a lot of questions these are only some of them for example you going to have orange peel texture or you going to have a smooth texture what kind of fixtures you want to have for your bathroom what kind of windows sometimes a picture worth a lot of words
Most of the conductors that have a lot of experience when you come over and will give you the estimate based on what they seen
It is not a simple question like how much is this car because it’s not the car and we need to know the make the model the year the size of engine and so on and so forth a lot of questions need to be answer and when you looking to do an addition
In Southern California, you’d be looking at $200-$250 per SF for small addition.
Using a square footage estimate can give you a ballpark figure. However, that amount could easily increase depending on the finishing you use.
