What's the process for replacing exterior, street-facing windows in San Francisco?

We need to replace all of our exterior windows, but I’m not sure about the order of the process. I know San Francisco has strict permitting regulations, but I’m not sure how to navigate them. My understanding is that we have to first pick out the windows, then bring the design plans to the city for approval. However, I’ve heard there are additional regulations around window height, safety features, etc. Additionally, I know there are limitations around replacing wood framed windows, but we have aluminum framed windows at the moment, so I think those doesn’t apply to me.

I know a contractor would normally handle most of this, but we’re thinking about taking advantage of a promo from Anderson windows that they’ll do the install for free if we purchase more than 4 windows. Does that mean we’re responsible for navigating the permitting process, or is this something Anderson should handle?

Should you decide to do the legwork yourself, your first step should be to visit the SF plan checkers at 1660 Mission Street. They will also take calls to answer your questions.

The plan checkers will let you know what type & style of windows will be acceptable for your building by searching your building address.

With the window types and material options known you will be able to shop for the appropriate windows for your needs. Your supplier will need to know where each window will be installed in the building in order to provide the correct glazing as required by building codes. There are also window width & height openings to consider for bedroom egress windows.

The installer (Andersen) should handle all permits & be responsible for ordering the correct windows for your needs while meeting all building codes applicable.

The answer is simple. If you have wooden windows and they are facing the EXTERIOR STREET SIDE, you need THE SAME TYPE OF WINDOWS.

Sometimes you can apply for a permit to replace your existing wooden windows to either vinyl or aluminum, but that has to be approved by City Planning. If City Planning approves your request you are required to change ALL existing windows to match the face of the building.

Please note, if you see a Victorian building with aluminum or vinyl windows and if the windows in each opening don’t match, this means they were more than likely illegally installed. Licensed contractors are not allowed to install unapproved windows by San Francisco City Planning.
