What are the most important questions I need to answer to decide whether I’m better off rebuilding a home versus repairing and remodeling it?

THEIR ARE SEVERAL FACTORS WHEN IT COMES TO REMODEL VERSUS REBUILD. IF THE EXISTING STRUCTURE IS IN SQUARE AND STRUCTURALLY SAFE I WOULD SAY REMODEL.

we have to let the client know the difference between the cost of remodeling and the cost of rebuilding. it’s a decission that they have to make once they have all the facts. and it’s our job to help them have all information they need and our help to them make the proper decission.

Many home are not pased the point of no return. the facts are how old is the home is their family history . can you live with what you have my advice is have the home inspected. most contractors do this for free. but their are many things we cant see till tear out so if the choice is to demo or build new start on the inside and get a frim bid on what you can see.

Personally, I believe in repair. Scars add charicter, for instance, a home or office building with refinished antique hardwood floors has a humble tone of elegance. Compared to a plastic sticky tile often used to cover such beauty. Most older homes built with quality craftsmanship will outlive any new construction. The materials used back in the day were just of a higher quality than most of todays products. As far as cost goes, remove and rebuild can probably be done cheaper, however You get what You pay for and Its less expensive to have it done right the First time. But if its rotting, collapsing, infested or otherwise hazardous tear it down! If its not what You want or need then sell and build new.

I just went thru this personally, my house was 3700 sq ft on 6000 sq ft lot and I could get more for the home on the land then the land and rebuilding.

I could sell the home as is for $1.7M or sell the land for $700k, so it was a easy decision.

Depends on the end use and budgetary constraints.
