Which exterior remodeling projects add the most value to a home's curb appeal?

We have about $20,000 to work with BUT possible projects include: pulling off ugly siding, adding new exterior window stools, repainting, re-doing the landscaping, adding a new garage door…the list goes on.

For context, our home is 3 stories, in a 25 foot wide lot. Only the front of the house if visible - there are no side yards or spaces between us and the next door neighbors.
