A good cleaning of the area prior to painting would be best. Then an oil based primer. There are several brands that have mildewcide in it and you can always buy additives to add into your paint. Paint from a paint only store are better paints then box store paints.
Make sure you’re getting the best by buying the mildew resistant additive rather than a already mixed paint.
