My kitchen is functional, however it is aesthetically old and outdated. I want to do a complete redesign, with new cabinets and appliances, but I have been told by several people that this is not a good investment because aesthetics is a personal choice and it will not add any real value to the property.
Will updating the kitchen cost more than it is worth? I think the kitchen may have been last re-done about 9 years ago.
An average cost of a minor kitchen remodel, new cabinets, appliances, countertops, sink, faucet, paint, and hardware, was $18,856 nationwide according to the cost vs. value report. As a general rule, look to spend about 25% of the homes value for a new kitchen and 12-15% for an updated bathroom. Resale value is one factor to consider in a remodeling project, but the value to you as an occupant matters as well. This is especially important if you plan to stay in the home for a long time.
Renovations that bring the greatest percentage return on investment:
Entry door replacement: 96.6%
Deck addition (wood): 87.4%
Attic bedroom: 84.3%
Garage door replacement: 83.7%
Minor kitchen remodel: 82.7%
Renovations that yield the smallest return:
Home office remodel: 48.9%
Sunroom addition: 51.7%
Bathroom addition: 60.1%
Backup power generator: 67.5%
Master suite addition: 67.5%
I hope this answers your question. Kitchens and bathrooms are the best way to increase the value of your home. www.aceconstructionmmxi.com
Redesigning your kitchen is your choice, reflects your taste & life style.
Not all home projects have a great return on there investment, but we spend a lot of time and hold a lot of social gatherings in our kitchens. We find it its the most desired space that the new first home buyers look at when buying a home.
Redesign and enjoy the new aesthetics.
Not usually, just depends on what you do to it. Giving it an updated look by painting cabinets and/or the trim and walls will give it a more updated look.
Remodeling your kitchen shouldn’t be decided by ROI as the only factor. True is it one on the highest ROI that you can do to your home, but if your home is already at it’s max value in your neighborhood, then it’s not worth doing.
That said, I don’t believe that any remodel should be done with solely that factor in mind. You do the remodel if you want to. Even if you don’t see a dime on your investment. If you truly will enjoy your new kitchen and it improves only a fraction of your quality of living, then I say go for it.
And with a kitchen remodel, money spent is so easy to justify. Besides your bedroom sleeping, this is the room that people spend the most time in. It’s the focal point of the house for most people. They serve food here, entertain here and growing up, I used to watch TV in there!
And for resale, it does wonders. As long as you don’t put purple cabinets with orange dots on them, you should be ok. If you’re super worried about your choices in decor, go neutral. Traditional wood cabinets will never go out of style.
I hope this helps. Happy remodeling!
I always ask customers the same question are you staying or moving ? If you are staying
spend your money wisely so you can enjoy it. - new cabinets appliances -granite etc.If you are moving is worth the return on investment . Will the added money in kitchen really sell your
house. I always price it out, you no your pocket book .
Many believe the kitchen is the most important room in the home, i totally agree with that analogy. But the decision to remodel a kitchen should be based on multiple factors. 1. How much would it really add in value? (ask a realtor, they should know what your ROI will be for adding a modern kitchen in your specific market). By most standards up-dating the kitchen will add real value to the home. 2. Do you want a new kitchen? Quality of life in the kitchen should definitely be considered. 3. When do you plan to sell your home? If you’re not planning to sell for several years you can always wait to make sure your up-dates don’t go back out of style. 4. Consider the entire home, if you have other parts of the home that need to be up-dated, having a modern kitchen will be less impacting to the value and your ability to sell. Hope this helps! Jay
