Chicago’s skyline is about to see some major changes. In March, Curbed reported that the Wind City is seeing more residential tower construction than any other US city, and a recent article maps out 54 high-rises currently under construction along the coastline. This week in our BuildZoom Picks, we take a closer look at five new developments in the booming city of Chicago with the highest building permit values to enter our system in the last 3 weeks.
1) One South Halstead
Of the 200,000 + building permits to enter our database in the last few weeks, the $141 million permit for this proposed 44-story mixed used tower had the largest value for new developments in Chicago. The permit covers only the foundation and superstructure to the 8th floor, and includes revisions to an earlier foundation permit filed in January of 2017. Designed by FitzGerald Associates Architects and co-developed by Fifield Companies and F&F Realty, the ellipse-shaped complex will be the city’s tallest building west of the Kennedy Expressway. The finished tower will house 492 residential units, 9,500 square feet of ground floor retail, and 375 parking stalls along with a myriad of luxury amenities.

2) American Airlines Expansion at O’Hare Airport
Previously reported as a $65 – $70 million project, American Airlines’ expansion for adding five new gates at O’Hare International Airport appears to be going over budget. The latest permit to be issued on August 29 describes the construction of a new class H-2 hangar facility and a twdo-story office building valued at $70 million. Including the foundation permit filed in April listed at $5 million and the superstructure permit filed in July valued at $30 million, the total project cost has now reached $105 million. The new facilities will help the world’s largest airline accommodate 10 new locations to its domestic and international route network in Chicago.

3) New South Loop Elementary School
As the city with the most residential tower construction in the US, Chicago’s local government will need to invest more in infrastructure and institutions such as schools that will support a growing population. A building permit filed September 1 describes the new construction of a four-story elementary school in the South Loop, which will have 50 classrooms, two computer labs and two art rooms for 1,200 students from kindergarten through eighth grade. The permit shows a job value of $36 million, but a recent report suggests the estimated total cost to be around $63 million.

4) Central Campus Health Center Begins Interior Buildout
A $33.9 million building permit filed August 28 reveals that a new nine-story clinical outpatient facility at 1950 W. Polk Street is entering its interior buildout phase. This follows the foundation permit filed in January, and a $28.7 million permit issued in March for the construction of the superstructure and core. After several iterations of the design, the architects at Gensler and Forum Studio have landed on a glassy wall facade, with a final price tag estimated at $109 million.

5) Logan Square Rental Project Moves Forward
After 15 years of laying vacant and recent compromises with the neighborhood opposition group, the lot at 1980 N Milwaukee Ave is finally getting developed into a 132 unit apartment complex. Building permits filed in August show a $10 million foundation permit, and a full building permit for $30 million. The apartment is being developed by CRG and built by Clayco, a major real estate development and construction firm that is also building the Central Campus Health Center. The architect for the project is Forum Studio, a prolific design company based in Chicago and St. Louis.
