Our client came to BuildZoom to complete a buildout of their 2,389 sqft. restaurant, with a 959 sqft. patio, in Goodyear, AZ.
Final contract in under the construction budget at $375k!
- Concerns: Time delays because of poor communication and avoidable issues. Our client wanted a trustworthy contractor and was also concerned with meeting all government regulations. Their budget was around $800K all-in, with equipment.
- Our APM guided the client through steps with their lender and helped review the designs provided by the franchisor to determine what additional designs our client needed to procure for permit approval.
- To help with lender approval, our sourcing team scheduled walkthroughs with three local contractors immediately and procured preliminary estimates prior to the completion of architectural drawings.
- BuildZoom helped keep the timeline and budget on track amidst financing delays that could have caused further issues with the bidding contractors.

Selecting the right tenant space is an important step in the preconstruction process because it will significantly impact how you achieve your construction goals. A retail store with a lot of open floor space might benefit from a Gray Shell, allowing for a customized layout without the constraints of existing structures. While a smoothie shop might find a 2nd Generation Tenant Improvement Space, such as a former ice cream shop, more suitable due to existing infrastructure that aligns with their needs. Assess your business requirements and space suitability to make the best choice for a smooth and cost-effective opening. See the types of tenant spaces below.
GRAY SHELL – A commercial space that is unfinished and provides only the basic structural framework.

WHITE SHELL – A commercial space that is partially finished and includes basic interior finishes.

2nd Generation Tenant Improvement Space – A previously occupied space that has existing build-out and finishes from a prior tenant.
