Client Highlight

Final contract amount at $368K!
Our client had two very common concerns, both timeline & budget. Their goal was to keep the construction budget under $400k and to complete the work before paying rent at their new location.
The initial contractor bids ranged from $378k to $596k and were near impossible to compare. After reviewing the bids, it was clear that the BuildZoom Project Managers could recommend value-engineering ideas to help our client complete the project within budget. The PMs worked closely with both the franchisor and the contractor to get approval on alternative materials & finishes.
Ultimately, our client signed with Matrix Construction for a grand total of $368k, $32,000 under budget!

Design-Build vs. Design-Bid-Build: Which Approach is Right for Your Project?
When planning a construction project, choosing between Design-Build and Design-Bid-Build can impact both cost and timeline. Here’s a quick look at each method to help you decide.
Design-Build: One Team, One Budget
How It Works: In Design-Build, a single firm handles both design and construction. You set a budget, and the firm creates a design that fits it—providing a clear financial path upfront.
Pros:
- Budget Control: Design and build costs are managed together.
- Efficient Communication: Fewer delays with one team handling everything.
- Faster Timeline: Overlapping phases speed up the project.
Cons:
- Limited Pricing Options: Without multiple bids, you’re reliant on one firm’s pricing, potentially missing better deals.
Ideal for those who want to stay on budget with a single point of contact.
Design-Bid-Build: Independent Design, Competitive Bidding
How It Works: You first hire a designer to create the plans. Then, multiple contractors bid on the project, allowing you to compare prices.
Pros:
- Competitive Pricing: Bidding can help you find the best price.
- Customized Design: An independent designer focuses solely on your vision.
Cons:
- Budget Risks: Plans might exceed your budget, leading to costly revisions.
- Longer Timeline: Separate phases for design and bidding add time.
Ideal for those who want customization and competitive pricing.
Making the Choice
Design-Build offers simplicity and budget alignment, while Design-Bid-Build allows for competitive pricing and customization. Your choice depends on whether you value a streamlined process or price flexibility.
