Inside BuildZoom Premium: A Q&A with Rory O’Driscoll, Director of Enterprise Sales

May 9, 2025 by Farrah Jochai Leave a Comment

Helping Business Owners Navigate the Preconstruction Landscape with Confidence

If you’re planning to open a new location, undertake a tenant improvement, or launch a commercial buildout, understanding the preconstruction phase is crucial. Here’s our conversation with Rory O’Driscoll to delve deeper into the nuances of preconstruction and how BuildZoom’s Premium service supports business owners through this critical phase.

Rory is the Director of Enterprise Sales at Buildzoom

Q: Rory, for business owners unfamiliar with preconstruction, what does this phase entail, and why is it so important?

Rory:
Preconstruction is essentially the planning phase before any physical construction begins. It involves activities like site analysis, design development, budgeting, permitting, and contractor selection. This phase sets the foundation for the entire project. A well-executed preconstruction process can identify potential challenges early, optimize costs, and streamline the construction timeline. Neglecting this phase often leads to unforeseen issues, budget overruns, and delays.

Q: How does BuildZoom’s Premium service assist clients during the preconstruction phase?

Rory:
Our Premium service acts as a comprehensive guide through preconstruction. We start by understanding the client’s vision, budget, and timeline. Then, we assist in assembling the right team—architects, engineers, and contractors—tailored to the project’s specific needs. We also manage the bidding process, ensuring competitive and transparent pricing. Additionally, we help navigate permitting requirements and provide ongoing support to address any challenges that arise. Our goal is to make the preconstruction process as smooth and efficient as possible. Because we work on thousands of commercial projects each year, we can use data, experience and pricing information from similar nearby projects to help you develop a project scope that matches your budget and timeline goals.

Q: Why do enterprise and franchise clients come to BuildZoom instead of managing this process themselves?

Rory:
Many of these clients do have internal teams—but they’re stretched thin. They may be managing a dozen projects at once, all in different markets, with different permit requirements and contractor networks. That’s overwhelming, even for experienced operators. Additionally, when internal teams at franchise brands build in a new market, they don’t always understand the current rates for labor & materials and are unable to determine if a contractor’s price is fair for the scope of work.

BuildZoom gives them the edge:

  • We have a nationwide contractor database and transparent performance data to match them with the right team.
  • Our project managers ensure smooth communication and execution.
  • And our technology platform keeps everything organized—from bidding to final contract.

We make it easier for them to grow without losing control or burning out their team and we keep their franchisees happy by helping them hire local contractors in the right budget range.

Q: What kinds of projects are a perfect fit for BuildZoom Premium?

Rory:

We shine when there’s complexity, scale, or speed involved. That includes:

  • Franchisees launching multiple locations in new markets
  • Brands managing national rollout programs
  • Companies doing tenant improvement projects in leased commercial spaces
  • Corporate teams who need more visibility and control during the preconstruction phase

If you’re serious about getting projects done right—and learning from each one to improve the next—BuildZoom Premium is for you.

Q: What does the BuildZoom Premium process look like?

Rory:

It starts with a strategy call. We want to understand your goals, timeline, budget, and site conditions. Then we:

  1. Assemble a shortlist of qualified architects and contractors based on your needs
  2. Run a competitive bid process to make sure you’re getting the best value
  3. Advise on contract terms and key project decisions
  4. Stay involved through kickoff to ensure a clean handoff

We act as your advocate during the most important—and often most overlooked—stage of construction.

Q: What are some common pitfalls business owners face during preconstruction, and how does BuildZoom help mitigate them?

Rory:

One common pitfall is underestimating the complexity of the permitting process, which can vary significantly by location and project type. Delays in obtaining permits can derail timelines. We help by leveraging our knowledge of local regulations to expedite this process. Another issue is selecting contractors without thorough vetting, leading to quality or reliability problems. BuildZoom’s extensive network and performance data allow us to match clients with reputable professionals. We also assist in accurate budgeting to prevent cost overruns.

Q: Can you share an example of how BuildZoom’s involvement in preconstruction made a significant difference for a client?

Rory:
Absolutely. We have hundreds of success stories that I can share, but I’ll highlight one of my personal favorites. Our clients at Earthwise Pet had previously encountered gnarly change orders navigating past commercial construction projects and were eager to avoid them for their upcoming buildout in Wayland, MA. We hit the ground running with 3 architects and 4 contractors identified as strong matches for this project. Our team developed a clear scope of work to prepare the builders which resulted in comprehensive bids being returned within 2 weeks of on-site walkthroughs.

During bid revisions with the winning contractor, our team revised the price on 9 total line items, saving $26,000 in price reductions and adding $33,000 of missing items back into the bid to prevent change orders. Without our involvement, our client would have signed a contract for $277K and ended up at $310K including change orders. Instead, the full scope of work was included in the final contract at $284K.

I’ll share two more quick stories from one of our largest partners nationally: Cold Stone Creamery. The first franchisee was building a new Cold Stone location in Columbia, South Carolina. The final contractor bid came in at $233,000. Through value engineering & strategic negotiations on the contractor’s profit margin, the final contract was signed for $215,000, delivering an impressive $18,000 savings for the franchisee!

On another project, the franchisee was refreshing their existing location in Chula Vista, California, to meet the new brand standards set forth by Cold Stone Creamery. The franchisee’s budget was $50,000 and our team successfully negotiated a final contract amount of $43,300. This resulted in the refresh being completed $6,700 under budget!

As mentioned, there are hundreds of other stories I can share from my experience working at BuildZoom. However, time and time again I see franchise & enterprise clients save a ton of time & money through BuildZoom’s Premium service.

Q: For business owners considering BuildZoom’s Premium service, when is the ideal time to engage your team?

Rory:
The earlier, the better. Engaging us at the conceptual stage allows us to provide the most value. Early involvement means we can assist with site selection, feasibility studies, and assembling the right team from the outset. However, even if the preconstruction process is already underway, we can still offer significant support by optimizing remaining phases and addressing any existing challenges.

Final Thoughts

Preconstruction is a critical phase that lays the groundwork for a successful construction project. With BuildZoom’s Premium service, business owners gain a trusted partner to navigate this complex landscape, ensuring their projects are well-planned, efficiently executed, and aligned with their strategic goals.
