#10: Liberty Logistics Center II
Developer Liberty Property Limited is constructing a $28.3 million facility as the second of three buildings constituting the 72-acre industrial park Liberty Logistics Center II. According to AZ Big Media, Essendant Company has signed on to lease 60% of the 437K SF building under construction at 1500 S 71st Avenue.

#9: Biltmore Spectrum
The Biltmore Spectrum, under construction by Sun State Builders, will consist of two apartment buildings located along Camelback Corridor in Central Phoenix. The $29.3 million project will contain 476 units, and each structure will be five stories tall. The architects on the project, CCBG, state that the project will double the previous intensity of use on the site to 89 units per net acre, in keeping with plans to increase density in the district.

#8: The Willa
The Willa is a six-story apartment building under construction at Central and Wiletta. The building will feature 229 units within the top four floors, with the bottom two floors dedicated to parking, townhouses, and two creative office suites. Developers Ryan Companies LLC, Hunt Investment Management, Tilton, and Civitas are working with Seattle-based architect Studio Meng Strazzara to design and build the mixed-use project, located near the Phoenix Art Museum and Metro Valley Light Rail Station.

#7: Alta Central
Alta Central is a 378K SF multi-family apartment under development at the cross streets of N Central and Indianola avenues. The four-story structure, which controversially replaced the unique pyramid structure of previous tenant Macayo’s Restaurant, will contain 223 units and is under development by Wood Partners and Macayos Real Estate Holdings LLC.

#6: Camelback Subaru Expansion
This $33.5 million Subaru expansion will add a new three-story, 394K SF parking structure with employee facilities to the existing dealership located at 1521 E Camelback Road. The contractors on the job are listed as DL Withers Construction.

#5: Broadstone Midtown
This 346.7K SF multi-family development contains four levels of apartment units over a two-level concrete garage. The $33.6M project, under development by Alliance Residential Company, will house 200 units.

#4: City Center on the Park
This $42.3 million permit covers Building A of the City Center on the Park development under construction at 1313 N 2nd Street. Building A will contain 236 apartment units across five floors and 407.6K SF. According to Orion Properties, developers MT Builders LLC plan to eventually connect this structure to a separate four-story apartment building during a second phase of development. The project, located next to Margaret Hance Park, will also include a seven-level precast parking structure. In its entirety, the project is expected to cost over $100 million.

#3: 28th & Camelback
Located just south of the Biltmore Golf Club, this five-story apartment complex will feature 253 luxury apartment units and a six-story parking garage. Currently under construction by developers StreetLights Residential, this 446K SF building is valued at $42.8 million.

#2: The Stewart
This $52.9 million permit covers the second phase of construction for The Stewart, a luxury highrise apartment building under development at 802 N Central Avenue. The permit covers the remaining construction of floors 8 to 19, as well as a full buildout of the interior architecture. This controversial project is located at the site of the former Stewart Motor Company Building, which had been under consideration for the National Register of Historic Places before its roof was demolished to begin construction of the high rise. Part of the original facade and spire were incorporated into the design of the new structure.

#1: Grand Canyon University Missouri Parking Garage
The number one most expensive construction permit of 2017 was a $67.8 million, 800K SF parking garage for Grand Canyon University. The rapidly expanding university has poured millions of dollars into recent developments ranging from student housing to sports arenas. The addition of this five-level parking garage, located at the previously vacant lot at W Missouri and N 29th, will add 2,400 parking spots to the University’s facilities.
