123 Remodeling is a design-build firm in Chicago with over a decade of experience renovating and remodeling homes. The company specializes in high-end kitchen and bath remodels, as well as entire condominium renovations. 123 Remodeling completed a gut renovation of a condominium overlooking Belmont Harbor at 3150 N Lake Shore Drive. This project included installing mahogany hardwood flooring throughout, transforming the kitchen into a high-end room with granite counter and dark cherry wood cabinets, and creating spa-like bathrooms with top of the line appliances. And in downtown Chicago, 123 Remodeling renovated a loft from the ground up. Their work retained the home’s industrial charm, such as with its exposed wood ceilings, which updating its rooms with modern elements and high-end appliances and finishes. This project included adding a minimalist ribbon fireplace, installing tiles throughout the master bathroom, powder room, and kitchen, and adding a wall of floor to ceiling custom storage. And at 1435 S. Prairie Avenue, the company remodeled the kitchen, master bathroom, attic, flooring, and fireplace of a high-end townhouse. An open floor plan was created by the removal of walls, and all new kitchen elements were added, including a modern, elegant glass and metal tile backsplash. A stairwell was built for attic access to replace the pull-down ladder system, electrical service and overhead lighting was added, the walls were drywalled, and finished and carpeting was added. Additionally, 123 Remodeling added a completely new HVAC system to the home.

Dayton Street Development is a small boutique Chicago custom home builder and renovator. Run by Joe McInerney, the company has particular expertise in completely renovating historic homes in Chicago and the North Shore. Their work on classic area homes has been featured in local publications. In addition to their restoration work, Dayton Street Development will occasionally work with select clients for new home construction.

Dayton Street Development recently completed work on 2243 N. Dayton. Originally built in 1990, the company completed a $613,000 renovation on it to convert it into a truly luxurious home. Their work included the construction of a cook’s kitchen, multiple custom walk-in closets, and the installation of modern amenities throughout. A standout feature of their work is the wall with the first-floor fireplace. Set in a glossy dark stone hearth, the fireplace is surrounded by a striking wall covered in long horizontal strips of dark wood, next to a bright white custom built-in cabinets. Another project of particular note is Dayton Street Development’s work on a 100-year-old home in Glencoe on Sheridan Road. This bright and light filled home was renovated from the top down and includes new, grand, spa-like bathrooms, a completely restored facade, and soaring ceilings long beams. It was featured by local publication ChicagoBuisness.com.

Crescent Rock have established themselves as one of Chicago’s most trusted high-end home builders and renovators since they were established in 1995. Crescent Rock completed a complete gut rehab to a 7,200 square foot single-family home in East Lincoln Park at 1912 N Hudson Ave. Originally built in 1999, Crescent Rock turned this property into a state-of-the-art luxury home. Design features include soaring ceilings and oversized windows, an elevator, three fireplaces, four private outdoor areas, and a modern media room. Crescent Rock also built a top of the line kitchen with a La Cornue range and installed espresso stained oak floors throughout. The top floor includes a 650 square foot composite and stone deck to enjoy skyline views from. This home is currently listed for sale at over $4 million. Crescent Rock also has extensive experience remodeling some of Chicago’s oldest homes. At 2711 N Racine Ave, Crescent Rock renovated a single-family home originally built in 1889. The roughly 4,000 square foot, three-story home with basement received an extensive interior renovation costing an estimated $245,000 to bring modern elements into the home. And around the corner from Wrigley Field, at 3528 N Janssen Ave, Crescent Rock completed a remodel estimated to cost over $750,000. This stunning, single-family home on a double lot was built in 1891 in classic Victorian style, including a large front porch and stately turret. Crescent Rock’s renovation and update preserved and highlights these features, and included rear and side additions, a new garage connection and a roof deck on the home.

On N. Magnolia Avenue in Lincoln Park, Baker Construction Group updated and enlarged a 100-year-old brick home. During construction, the company realized the foundations of the original home were nearly non-existent, requiring them to shore up the entire home while building new foundations. The result was a new, modern home within the original masonry walls of the century-old building. On another Lincoln Park building, on N. Kenmore Avenue, Baker Construction gutted 4 apartments in a beautiful two-story brick townhome and converted it to a modern single-family residence. The new interior of this stylish home features an open floor plan, high ceilings in the front room, and a curving steel stair which has an automobile-quality finish to match the owner’s personal style. Baker Construction Group also remodeled a historic Victorian home on N. Surrey Court, near DePaul University, and converted it back to a single-family from the two flats it had previously been converted to. The company focused on preserving and reusing historic components of the home and adding in new details that honored the original details. This is particularly evident on the exterior in the beautiful details on the front porch and balcony. At the same time, the company carefully mixed in contemporary design elements and modern amenities.

Paul Petersen renovated an 1879 Wicker Park mansion into a 21st-century masterpiece of Victorian elegance and luxury. Two of many standout features is the two-story glass wall in the rear of the building that floods the home with natural light and a new top-story modern loft room with additional recreational space, skylights and built-in cabinetry. And on one of Lincoln Park’s most exclusive streets, Paul Petersen Inc. renovated a quaint 4,000 square foot home into a modern space with top features. At 1934 N Howe St., the final space includes a stunning kitchen with a butler’s pantry, pocket doors to separate spaces and create cozy, intimate rooms, and an amazing backyard oasis. And Paul Petersen Inc. worked on one of Lakewood Balmoral Historic District’s finest homes. At 5255 N Lakewood Ave, this large two-story 1910 Arts & Crafts home required extensive renovations and updates, including a new frame garage. The entire project was estimated to cost about $600,000, and carefully kept historic elements of the home while bringing it into the 21st century.

Tandem Construction renovated the 10,000 square foot 1908 Conway Mansion with Antunovich Architects. One of the last historically significant single-family residences on Sheridan Road, the home required a full interior and exterior renovation. New work included a brick and limestone facade, clay tile roof, and new wood windows to replicate the original ones. The old mosaic tiles, carved woodwork and moldings, oak floors, and decorative painted surfaces were all restored. One particularly unique project by Tandem Construction is a stunning 2,200 square foot rooftop deck in Burling Place. Taking full advantage of the stunning view, Tandem Construction worked with Architect Hoeer Schaudt to create an outdoor retreat that was featured in Chicago Home & Garden. Their work includes building a seating area with a grand outdoor fireplace, installing slate pathways between the landscaped beds and ipe planters, and created a network of paths and garden areas, all while overcoming the complications of the many vents and mechanical systems housed around the roof. Finally, Tandem Construction was trusted for a remodel and addition to an 1868 Dankmar Adler row house that had been practically untouched since the 1940s. This extensive project on the three-story building cost brought the home into the 21st century, restored neglected historic features throughout, and cost an estimated $750,000.

At 2119 W Le Moyne St, Tinker & Chance Construction renovated an existing 1885 building and converted its three-flats back into a family home. This project, estimated to cost $750,000, was done in compliance with the Wicker Park Landmark District regulations. The two-story brick coach house now has new, high-end features throughout for its new owners. In another home de-conversation, Tinker & Chance Construction changed a 1912 two-story home at 4835 N Winchester Ave back into a single-family residence for its new owners, after it had previously been carved into two separate units years earlier. This $850,000 project included building a new masonry garage to replace existing frame garage. This extensive remodel required gutting the outdated home, including opening up walls between the awkwardly carved up rooms and removed outdated design features. At the same time, Tinker & Chance Construction retained and restored many historic qualities of the home to create a truly high-end space.

At 1805 N Sedgwick St, Garber Construction de-converted a classic 1888 three-story brick home from six units into a single-family home. This $800,000 project included the restoration of the historic front facade, masonry sidewalls, and a large addition in the building’s rear. The 6,000 square foot home is now fully updated with top of the line, modern features inside a vintage shell. One of its truly standout spaces is the large eat-in kitchen, with custom cabinetry and all high-end appliances, and a view through to a full-wall glass window in the adjacent living area. Garber Construction also completed a gut rehab to a historic 1908 two-story brick ‘mini mansion’ 4830 N Paulina St. This $450,000 project involved converting the two-unit dwelling back into a single-family residence, adding a one story bay and rear porch addition. The home features beautiful inlay wood floors and stained glass windows, with modern features and design elements incorporated throughout. And in Andersonville’s Lakewood-Balmoral Historic District, Garber Construction worked on a vintage 1908 building designed by architect John A. Nyden. This project involved interior alterations and the replacement of rear and front porches to modernize the structure, while keeping with the historic qualities of the home.

Centaur remodeled a 90+ year-old 7,400 square foot Lakeview condo with Vinci Hamp Architects. The vintage home was done in a mixed contemporary and classical design, highlighting historic qualities while adding exquisite, updated features. Work included installing hand-selected Italian marble walls in the master bath, restoring original millwork and replicating former limestone walls, bay windows, and gallery plaster ceilings. On another project, Centaur renovated multiple units and common areas into a grand 6,600 square foot Gold Coast penthouse. New systems were added for a cutting-edge engineered home, and the kitchen, office, and master bathroom were elevated to give the impression of unique floor to ceiling windows. Centaur also undertook the extensive renovation of a single-family home in South Barrington. They mixed the family’s eclectic style with elegant, contemporary details. It includes an extraordinary Mahogany wine cellar for approximately 900 bottles, custom crafted Walnut wall panels and wainscoting, an imported chandelier hung from a 20 foot tray ceiling in the dining room, intricate millwork cabinetry, and bronze glass backsplash in the kitchen, and a Powder Room with a cistern sink basin carved directly from an Indonesian mountain. Finally, a bath remodel in a newly built North Lakeshore Drive condo turned into a full remodel at the client’s request, on a vigorous 7-week schedule. The Master Bath was transformed and involved the installation of a state-of-the-art Kohler DTV shower system. Other rare features were a custom-designed back-lit green onyx wall and a Powder Room with a hand-carved onyx sink, brushed nickel swan faucet, custom patterned mosaic stone floor, and silk covered walls.

1) Fraser Construction

For three generations over 70 years, Fraser Construction has conducted custom residential work in Chicago’s premier neighborhoods. Run by partners Mark Fraser and John Rosenwinkel, the company has achieved particular success in masterfully restoring and enhancing historic homes. Along with Fraser Design Group, the company is known to work in close collaboration with each project’s architect and owner to deliver timeless spaces. Fraser recreated the vintage feel of a 7,800 square foot 1920’s Gold Coast Penthouse for a European venture capitalist and his American wife. This complete renovation with Chip von Weise Architects included the transformation of maids rooms into a large kitchen and family room on the ground floor and the integration of state of the art electrical and mechanical system. The second floor, features a vaulted marble bathroom and an oval domed entry rotunda with an inlaid wood floor. Their final work was featured in House & Garden. Fraser also conducted an extensive reconstruction another Gold Coast residence, this one a single-family 1880’s limestone home and coach house in the landmark district of Astor Street. Divided into nine apartments in the 1960’s, Fraser converted the five-story building back to an 11,000 square foot single-family home with a complete interior reconstruction done with dSPACE STUDIO Architects. Given the state of severe disrepair, an exterior restoration was also required. The newly redone home features five bedrooms, bathrooms, a state-of-the-art custom De Giulio kitchen, a formal living room and dining room with an intimate salon, library, billiards room with a bar, home office, cinema, play room, and garage. Fraser carefully incorporated vintage details from the original property and added sustainable elements throughout, including a green roof. And in collaboration with WKarch, Fraser renovated an 1870’s two-story brick and wood frame single-family home in a landmark district of Chicago. In this extensive rehab, the interior was completed gutted, and a 1980’s addition in the rear was removed. The new interior space features central two-story volume and an open stair, whose landing extends drastically to form the kitchen counter.
