What does it cost to build a FedEx distribution center?

Permits for a new FedEx distribution center being planned in Louisville, KY give us some insight into the costs of setting up these crucial delivery hubs. The plans call for a 303,458 square foot facility (the entire campus will be spread out on approximately 46 acres) on land purchased by an industrial development company in December 2014 for $6.9 million. Numerous FedEx distribution centers around the U.S. are this same size – for example, Memphis, TN and Oceanside, CA – so we can think of this Louisville project as “typical.”

Here’s a look at the costs, from the ground up:

  • $6.9 million: cost of 46 acres of land, being purchased by a development company (Setzer Properties Zelo LLC)
  • $1 million: valuation of the structural foundation. It will cover the area of about 6.5 football fields.
  • $19 million: the building itself, with nothing inside.
  • $1.2 million: the HVAC system, made up of a series of fans, infrared heaters, gas and electrical heaters, and A/C units.
  • $1.5 million: 3,071 square foot guard building at the entrance to the facility.
  • $1.5 million: 5,200 square foot vehicle maintenance garage.

Total: $31.1 million. Construction is being executed by Brett Construction Co. The new distribution center is likely to employ about 650 people by the time it opens in 2016.
