This is our second time working with Jim after our neighbors recommended him to us. His work and workers are excellent. The work is done in a timely fashion; somehow he managed to match 15 year old paint. He also had the workers clean up when they were done and gave me money to pay a cleaning person to complete the rest! The windows are beautiful, well sealed and do not leak anywhere. One of his workers took 50 year old wooden shutters off the windows, fixed any damage that my husband and I and previous house owners had done to them, painted them and put them back up. They are beautiful and work exactly as they should. Previously some other person had painted them to the windows, painted them half open and even painted the latch so it would not move and the slats of the shutters did not move either! Jim's helpers took care of the entire project. His subcontractor put in a new heating zone meaning that holes had to be cut into the plaster ceiling in rec room and also a very large area of the garage. Our ceilings are swirled plaster. The repaired ceilings ( after heat work was complete) are swirled as they were before the work was done and look lovely, including the garage!! The subcontractor was outstanding, sat down and explained exactly what he was going to do and Jim supervised all of it making sure that the area that WE wanted on the new thermostat was included as well. I cannot say enough good things about Jim. I would not hire any other contractor to work on my house. He is the 5th one to work with us in our 38 years in the house and by far is the best. He is easy to contact, responds in a timely manner, and supervises as well as works on the projects himself.+

We have known Jim Lozoskie for approximately 15 years, and within that time 3DF LLC has provided Design Build services for three of our properties in Arlington and Alexandria, Virginia.
The first was our former home, a three-story brick colonial in South Arlington. After exterior restoration to the brickwork and slate roof were completed, the home’s historical beauty was realized once again. During that process, Lozoskie also provided architectural services and secured approval for a three-story addition, for which a zoning variance was granted upon the conclusion of a hearing in Arlington County.
More recently, he worked on our current home in North Arlington. While in good condition, the building was upgraded to a higher level of finish than when we purchased it. Careful exterior restoration and reconstruction breathed new life into our house. The addition of stucco finish, a stone retaining wall and cedar garage doors elevated the curb appeal. Other additions included Ipé wood decks, flooring of the attic and the design and building of a sizeable cedar-clad workshop in the backyard. New copper gutters were added to the house, and the HVAC system was replaced with a new high-efficiency Carrier Infinity system, bringing a more balanced comfort level to the interior spaces.
Two other projects in our home were completed within the past couple years—a renovation of the kitchen and the master bathroom—both adding immensely to our enjoyment of living here.
Additionally, a rental property in Alexandria received restoration work to its entry portico along with interior repainting and restoration of a marble tile floor.
We would highly recommend Jim Lozoskie and 3DF LLC for any architectural and building needs. He is uniquely qualified and takes pride in his work—always making sure the customer is pleased with the job.

3DF LLC has rendered to me three building services of excellent quality. These were: the enclosing of an open garage space in my house in Rockville, MD, from June to September 2015; the building of a two floors addition to that same house, with a total built area of approximately 600 feet (300 feet per floor) from March to August 2016, (but the actual building work having started only by mid May 2016, because of delays in the approval of the architectural and structural designs by the required offices; and the pavement of small external patio to that house on September 2016. The garage work involved the installation the walls, windows and electronic controlled door plus repaving the cement floor of the driveway and the cement steps leading to the house, as well as partially paving one garage side with flagstones and installing (flood) retaining walls. The second work required a full construction of a house addition, including proposing and processing approval of the architectural designs; building the foundations and all around drain system; raising brick walls in one side and external panels in the others, as well as drywalls and storm windows and sliding glass doors in both floors; building the roof over the new construction and connecting it to the existing roof (including setting up trusses, laying out sheathing. shingles, fascia and gutters); preserving part of the existing wood balcony by cutting it through to give space to the addition, and reinforcing its supporting beams; upgrading the electric and air refrigerator systems ; installing wood flooring that matched the existing one; painting, etc. The third work involved the building of a small flagstone patio connected to the patio located under the backyard balcony.
Except for the time required for the approval of plans and designs by third parties and authorities, all these works were timely performed, using the adequate materials and building techniques, and with extreme care to protect the existing parts of the house from dust. 3DF manager and owner, James “Jim” Lozoskie, who is also an architect, was very attentive to all building and architectural details, and responsive to all requests. He took pride in using the best materials to ensure durability and performance and, all construction details were competently well thought and executed. However, for simplicity, I will be reporting here only the data related to the more complex service rendered by 3DF, which was the building of the house addition. I am very satisfied with the quality of work performed by 3DF and with the attention provided to me during and after the construction. After the work had finished, whenever any adjustments or small repairs were needed, they were provided without delay, on a very friendly fashion . A final word should be said about 3DF team of workers, who were all hard working, polite and effective in rendering their work. Having the services of 3DF was a most pleasant and gratifying experience, and I can gladly and highly recommend 3DF to any other person or company in need of its building, renewal and repair services.
