February 12, 2016Bought a house they flipped$200,000ShoddyResponse from Akc Homes, LLC July 17, 2020This home was built in 1985. AKC Homes primarily did cosmetic upgrades, minor repairs, and code corrections. The buyer had a building inspection done and items listed were completed, with satisfactory documentation provided to the buyer, inspector, and financial institution. These bullet points address the concerns mentioned: 1. Client Reviewer: This individual did not purchase the home and was not a signatory on any of the paperwork. The purchaser was an individual with a different name. 2. HUD flip rules: The HUD 90-day flip rule applies only if the purchaser’s financing is FHA/HUD/VA and does not affect the seller’s ability/right to sell at any time. Any responsibility for knowing this rule rests on the finance company and buyer’s realtor. 3. Rearranged schedule resulting in "loss of thousands": This individual was not a signer and any choice to reschedule was personal and not necessary. 4. Plastic anchors: Standard for affixing items to drywall without backing. With access before drywall, backing is always installed everywhere to avoid the plastic anchors. 5. Tile falling off master bath surround: This house was built in 1985 and was sold as such with no claim that the master bath surround had been re-done. At the time of sale, it was secure. 6. Bathroom flooring: All bath flooring installed is “floating” and not glued down. There is nothing to “peel up” as it is cut to fit and held down by trim. 7. Kitchen cabinets: The cabinets were not listed as new or replaced and it could be assumed they were installed in the original construction in 1985. At the time of sale, there were no issues. 8. Windows painted shut: Windows were freshly painted and closed when dry (due to winter). Curing paint takes months and it is not uncommon for them to stick until they’ve had time to cure. 9. Washing machine: The washer, dryer and refrigerator weren’t required but included as a gift. The home warranty policy provided would cover used appliances. 10. GFCI outlets: During inspection, the inspector tripped the GFCI outlet in the garage to test it and failed to re-set it. That outlet was first in a “daisy chain” including the exterior GFCIs and it turned off all the rest (as it should). The exterior GFCI’s failed when tested because the first one was not reset. Even after the real issue was discovered, all the GFCI associated with that circuit were replaced and documentation provided prior to closing. The only wiring done on the house was to replace light fixtures and those few GFCI. 11. Home Warranty: A full home warranty was purchased by AKC Homes for the owner covering anything that went wrong in the house for the first year. It is in the owner’s name and requires a claim to be filed like any other insurance company. Our only contact with this individual was a phone call late in the evening shortly before this review was written with strongly voiced concerns over the furnace gas connector and his assertion that it would not meet Anchorage code. We aren’t in Anchorage and cannot speak to Anchorage codes, but the connection in question was passed by Enstar and the home inspector, and had been serviced by a licensed heating contractor and none mentioned a code violation. Since this individual was not the homeowner, we recommended that the homeowner contact their realtor with any concerns so it could be handled through the proper channels. We never heard anything more from the realtor, the homeowner, or him until this review was brought to our attention. We are confident in the reputation we have built for integrity, truth, creativity and good workmanship here in the valley over the past 38 years, both in residential and commercial construction. We stand behind our work and back it up with a Builder’s Warranty on new construction and a Home Warranty for used homes. Our plan is to continue to provide a top-quality product at a very affordable price. It is also our joy to have established so many great relationships with people who were at one time complete strangers, became customers, and are now like family.

We bought a home that they remodeled and flipped. They didn't know the HUD flip rules, which cost us extra weeks to close, resulting in the loss of thousands in income for us, because I work in the bush and had to reschedule jobs. The first week we lived in the house I noticed that most of the towel rings and bars were about ready to fall from the walls, because they used crappy plastic wall anchors. They weren't level either. The tile in the master bath is falling off of the walls. The new flooring is peeling up in the bathroom. They put a new filter and thermocouple in the furnace, which the heating contractor recommended replacing. Several windows were painted shut. The washing machine is already junk. The kitchen cabinet false drawers fall out if you bump them. After going back and forth about faulty GFCI's, we move in and realize there is another bad one. I am a skilled home professional, and can say, in all honesty, that they do shabby work, and I wouldn't recommend them to anyone. Having a contractor license doesn't make you skilled, or good. Being honest and taking pride in your work is what counts and matters. This guy should go back to school.
