Avoid ALL FORIDA STRUCTURES and contractor, Tadd Jones, it will be a disaster for you. If you want a renovation that is done at snail's pace, inferior work, over priced, tons of excuses and un kept promises, then Tadd's your man.
We had a partial renovation on our condo and it should have taken realistically 4 weeks. Six months later it was still incomplete and were promised two week completion for an additional 8 weeks. To make it worse the condos next to me and below me had been TOTALLY renovated with 3 new baths, new kitchen, entirely fresh painted + flooring throughout a 3 - 4 month start to final finish ( different contractors) we were left hanging. Tadd gives you excuses and blames, Hurricane Mathew, health, town officials, your association, etc. you get it.
You MUST get EVERYTHING in writing down to the finest detail. Tadd will verbally promise the moon and then not remember saying that. We had items in our contract ,even that he wanted to weasel out of. He will take your money quick enough but painfully slow to give results. Tadd promised to have everything he moved back in place and took pictures before the start so he would know what went where. We had to spend days on end moving/ sorting things and putting in place. We spent days wiping walls, furniture and floors clean. We are not full time residents and signed for a partial renovation, bump out kitchen to enclose a porch, install a hurricane slider in that new area, remove old tile and add new tile kitchen floor, granite counter tops, (KEPT EVERYTHING ELSE IN EXISTING KITSHEN) popcorn ceiling removal in the unit, add 12 high hats to ceiling, fresh paint 3 bedrooms , Living/dining room combo and kitchen, ( The Bathrooms untouched) . Ok was given in February with Tadd getting a hefty deposit, he started in April. This became a SIX MONTH PROJECT!
We went with TADD as a former Marine: we wanted to support our VETERANS. Our mistake to trust him, his selling job, promises made, and not itemize our concerns. The condo was to be finished with a $100 a day penalty if not completed. Tadd had a LONG lead time , starting in April finish by end of October. He was 38 days past due and we had to put his feet to the fire to finish. HE IS NOT ON SITE. He may give you the illusion that he does the work but he subs it out and his subs are incompetent. The subs he used had used my items, ( ladders, tools, shop vacuum ) items were missing ( getting that shoulder shrug ), took showers in my bathrooms, used my towels and left the bathroom a filthy mess, for us to clean!!!. Tadd did not check their work or what quality they were pumping out. They installed granite in two different colors. WE noticed this on a pop visit, Tadd was unaware, granite not in OUR color scheme! Tadd tried to insist it was one of our choices. The carpentry work was amateurish, screens & A/C coils caked with construction dust, blinds broken, and screens left out.
We had planned on re carpeting the entire condo once Tadd was finished. We had to re-schedule install twice due to work incomplete. Tadd stated we should go ahead and he can work around it. I can't trust him or his crew to respect my property as already proven.
I will tell you the place was left in shambles and everything scattered through out. I can't impress how hard we had to work to restore our condo. We were promised by Tadd that he would send photos as each phase was done. We sent him money as he claimed items were finished. HE DID NOT send photos, We were SHOCKED to find on a check up visit paid work wasn't even done. Paid kitchen work in June was still incomplete in Sept. plywood where a slider should be. ( excuse that the Hurricane door had to be reordered).The walls bare sheetrock : we thought completed with fresh paint. Tadd did not write what materials we selected. Tile selected in February, he called in May to ask what it was. A good contractor will do touch ups & paint last coat as the last detail. We need a fresh coat of paint on the walls to hide all the shadows and roller marks of the touch up. The paint job that was $2,000 more than any others we were quoted. ( same areas ) The popcorn ceiling was not entirely cleaned up after removal, leaving us to physically clean up ourselves. To make matters worse, the furniture he moved has been hacked up or chipped, paint on some fabric chairs & hardwood furniture. The refrigerator door was broken, attic door panel & handle to sliding glass door broken, medicine cabinet that had a mirrored door missing. The bathrooms were not contracted to be worked on and they too had mark ups. We could not stay at our condo. We arrived for a visits in Sept., Oct.& & Nov. staying at Hampton Suites spending more money since the condo was unlivable. We spent days cleaning walls, ceilings, closets wiping down every piece of furniture plus putting furniture in place and sorting thru the mess left. We were forced to move this along since the condo association was getting on us to close.
