    Attic Remodel project

Mike A. Nardone, found and hired from Buildzoom, here appearing as Alpharetta Constructors (Contract dated 7/28/2023 written on Alpharetta Building & Remodeling LLC letterhead), required 1/3 deposit upfront. Mike A Nardone stated work would take approx. 30 days. He said moving HVAC in the attic was the first step that needed to be done and then his "full crew" would knock out the rest. I asked if he had a Structural Engineer because we were told we would need one, and he said he had one on staff. Start date got pushed out and he sent a worker to work a couple hours most Saturdays, and eventually part time during the weeks, to keep me happy. HVAC was scheduled and cancelled several times because I was told they were quoting too much to do the job. In the meantime, the electrical work was done and most of the insulation, as well as some framing while we were waiting on HVAC. On 10/11/23, Mr. Nardone sent a hand written, new payment plan, via the worker. My options were to sign accepting new draw breakdown, or could finish the job with what was left that I had not paid him yet saying there was plenty of money left for us to finish the job ourselves (not even close). It said he wasn't holding any money. On the new payment schedule, he had written no more calls or texts. The last time HVAC was scheduled and didn't show up on 10/19/23, I finally told him to tell his worker to stand down as this was going on too long and the HVAC system still wasn't moved which had put the job at a halt. I was told by the worker there was nothing else he could do. We never did see his Engineer. On 11/2/2023, I hired a Structural Engineer who stated "the existing ceiling joists need to be reinforced so they can support floor loads and then the floor can be decked and walls can be constructed. All of the framing by the contractor will ultimately have to be removed and replaced." I did not find a permit for our job, nor could I find Mr. Nardone or the electrician (who was doing our entire job) in the database as a Georgia Licensed General Contractor.. I trusted BuildZoom to have properly vetted this contractor. (There was also damage by the worker from stepping thru the ceiling from attic in both office and hallway areas that needs repair.)

Response from Alpharetta Constructors October 25, 2023
Use this section to describe the situation from your perspective. Please describe the situation in as much detail and possible She signed the contract knowing we were a month or more out. To apese here i put 2 men in every Saturday at a double my cost rate to start the job rite away. She also amended the contract without my signature and added more work to it.During the process I contacted Covid and have been laid up since,(conisdered a long hauler).so it took me a couple weeks to supply a new man. In the mean time she bombarded emails and text messages in the amount of over 300 in less then a months time. Then she tells us she is not paying anymore till the whole job is done (Her Breach of contract) .So now trying to make her happy I outlined a different payment scale which would benefit her. she would have owed 13k at this point, which right now is more then enough to finish. Now a week later the main lead man had an attack which required emergency surgery. she was notified ,She cancelled the contract not us. we just needed time to acquire some new men.you have my permission to look at all text and emails. In my opinion this woman needs help,,she is nuts. Feel free to contact me whenever you like. look into her history all she has is problems with contractors..Oh and i forgot insulation was going tobe foamed sprayed,,she call me at 830pm the night before and told me she did not want that and to change it,so I did with a cost of $1200 cancell fee depsit to the company doing it and charged to me..She felt like she owned us,,no respect, nothing from her..they call that a narcissist I believe..
