My parents bought a house in Gaffney SC, thinking it would be there retirement home in the quiet location. The walls are not insulated, you can hear everything through 2-3 walls. The floors are not insulated, the paint is pealing off after 3 years…even door bell doesn’t have wiring on it! The septic system was located so close to the back of the house so they can’t even add a nice porch! Terrible cheap builder - no wonder they only gave 1 year of warranty on the house!

Terrible! Buyers Beware!!! This is the second house I was in a contract with this company. They do not negotiate in good faith. The first time they neglected/withheld pertinent information about the property until AFTER the purchase contract was signed. Information that had it been disclosed would have automatically made the deal a non-starter. In the most recent deal, they refused to do something as small as install screens in the windows. Made me question where else they were cutting corners. They would not verify/validate that the sewer lines were sound. The foundation had a large lump that ran the length of the living room right down the middle. Walking across the floor, it felt thin and cheap. You could see clearly where the flooring didn't touch the foundation on either side of the lump because there was significant air gap between flooring and concrete. They refused to replace a cracked fascia board. The final straw with them that caused me to walk away from the purchase at the last minute because they would only do the bare minimum to mitigate an Extreme case of Radon Gas. Not to mention there felt like there was zero underlayment beneath the flooring, could have been on bare concrete. I had a radon test done with my inspection, and presented the seller with the report, a running avg of 8 pCi/l and and High of 12... (Radon is a naturally occurring radioactive gas that is produced as Uranium decays in the ground) they refused to mitigate it adequately. Only offering to guarantee to get below 4, which is the bottom threshold for HIGH Exposure levels. The WHO recommends mitigation at levels of 2.7 or more, with acceptable exposure levels being less than 2.0, or "low exposure." I had to walk away from the deal because I will not put my family at risk of lung cancer (Radon is the second highest cause of lung cancer deaths, behind smoking), but apparently placing other people in this kind of jeopardy is ok with this builder.
DO NOT BUY FROM THIS COMPANY. and if you must for some reason... Make darn sure you have every contingency possible in your contract. Protect yourself. I understand this is a business, and the purpose is profit, but they go the extra mile to be sure they do as little as possible to get as much of your money as they can. They are truly in it for themselves.
