This is only one of the many problems we have had building with Arive. We had concrete replaced on our driveway, now for the second time. It took them forever to get it scheduled and the work performed even though our driveway concrete replacement was agreed upon by Arive within 60 days, so that they could get the money from closing on our house on February 28, 2022.
I am not happy with the quality of the work in general, but in addition, the company who came and did the work, caused more damage to the concrete which was not replaced, including divots, scratches, and broken pieces of concrete, as well as still having splashed concrete on the house, and bobcat and cement truck black tire marks on the concrete. (yes, they drove the concrete truck right up on my driveway) I was told they would be coming out to clean it up, but so far only one employee has come out and cleaned up some of the oversplash.
There are two boards still nailed to our concrete on each side of the steps from the forms they used to re-pour the steps. When these boards are removed, I am almost sure that there will be additional concrete patches and foundation paint that will have to be repaired. (we have now planted this area and when someone does come out, they will have to work around that without destroying our landscaping).
They also tore up our lawn in a couple places, and I have been asking for the landscapers to be sent back to fix it for some time now. The guys who came out to tear out the concrete, cut through my sprinkler controller twice, and I had to fix it myself to keep my lawn alive, because it took a couple weeks for the landscaper to come fix that, again after many calls and text messages.
The company who was sent out for patches, I was told was top notch, and could make the patches look almost unnoticeable. This is not the case. They came out and literally just filled the holes, not paying attention to making the patches flush with the existing concrete, or brushing the finish to match the existing concrete. My 9 year old grandson could have done the same job.
Our driveway is not the only one in our neighborhood but every house has problems with deep cracks, uneven parts, etc.
Andrew the person over warranty stated in an email to us that the driveway is functional. I bet he also would fight to get the driveway replaced if Arive would have done the same quality job at his house. -

Design process was convenient, however, "upgrades" were really premiums, meaning, the cost of the upgrade was not the cost, but rather the retail cost of the upgrade, plus the value added to the build.
Purchase process was clean. However, on February 10, 2022 Arive demanded $6,000 for increased lumber costs. Our home was framed, sheathed and roofed in January. We're less than 30 days from completion. The lumber is in our house. No justification for raising the price.
Arive's boast, "Locked-in Price" is a lie.
Worse, Arive is not relying on a provision to increase prices--there isn't one in their contract. Instead they are threatening to terminate the contract and refund our earnest money, so Arive can finish the house and sell it at a higher price. Bad Faith. Arive Homes, LLC is a Bully.
Constant delays. Constant excuses. Put up with it until now.
Don't use Arive. -

Be wise. Spend your money elsewhere. Arive built us a home with crooked walls, crackling paint, support headers with massive gaps, stained concrete. The list goes on and on. Many of their reviews are from employees and people that contract with them.

When deciding on the home building process, my husband and I spent several months looking at builders, homes, and communities from southern Salt Lake County all the way to Spanish Fork. We narrowed the options down and seriously studied more than a dozen builders before we came to the conclusion to build with Arive because of the quality and workmanship they provide at a reasonable price. We were pleased to discover that their standard features were a higher quality than most of the other builders we had researched. Their home designs--which were abundant--fit our style and family size, and we were given some freedom to customize our home plan to fit our needs. From start to finish, those involved in our building process from the contractors, to the supervisor, to the closing coordinator were excellent at their craft. We recently passed our one-year anniversary in our home and have been thrilled with it. We would highly recommend Arive Homes.

Communication (in the design phase)
The methods of communication that Arive employs were such that it took them 6 months to finalize our home design. For example, when I would ask for a change in the design of the home I would communicate it to my agent she would communicate it to the architect they would send the change to her and then she would send it back to me. What I asked for was done incorrectly or things were missed so I tell my agent and the process repeated. They would not let me sit down and communicate directly with the main players more than once in the entire process which made things very slow, error ridden, and frustrating. The only person I was allowed to have direct communication with was the agent. Had they allowed me more direct communication, the process could have been done in two months instead of six. The communication was much better in the building phase.
The Fight (mostly in design phase)
I had to fight my way through many very simple changes. Many times when I asked for something simple I was told that it was impossible then after days of arguing they would make the change without telling me. It felt like an emotional roller-coaster of frustration and surprise. When they give you bad information they will employ every means in their power to make you think what they said was right but if you keep pushing they will eventually make it right. There was one case where I lost out. I had asked for a door that swings both ways between the laundry and the kitchen. They added it in the initial design but when the final plans came out it had been taken off. They flat out refused to add it back on. In fact, to get a door there at all I had to argue that my redesign of that area eliminated a door so they should be able to give it back to me in that spot. They finally gave me one that closed but it was not what I originally wanted. This is just one of many struggles I had with them to get the design finished.Things I liked:
The ability to change their design
I was able to change their design until it was to my liking with no charges to change the design. I added an extra room, two bay windows, I rearranged the porch and added a window, I redesigned the laundry room area, added a few half circle windows, I swapped a door and some windows, and added an extra eve onto the house. All these changes they made. I was only charged for the extra material it took to include them.
Building the house
They gave us direct communication with the superintendent building the home, which was a refreshing change from the design phase. They didn’t fight me when I saw the workers made a mistake, they had them fix it. When the heating and air dudes, the plumber, the painters, and the stucco dudes did things weird or wrong they had them go back and redo their work.
Landscape
The landscape looked pretty funky before they started building. They flattened it all out for us and made it look nice. They even graded it for us so it sloped away from the house in every direction.
Final product
Ultimately I loved the final product. Arrive is known for building quality homes, and a quality home is what I got. They did not charge us for mistakes in the plan that needed to be revamped and in most cases required an upgrade (they gave us the upgrade with no extra charge). In the end the house is very nice and it will be a place we will enjoy for years to come. -

We couldn't have asked for a better home building experience! Our first experience was terrible, so we were hesitant to build again. We decided to just walk into an Arive Model Home near us and ask a bunch of questions. We met Zach Morell and after talking with him we knew that we wanted to build with Arive Homes! We were not only impressed with Zach & how he introduced us to Arive, but the quality build Arive Homes offers. We loved the flexibility and ability we had to customize our home to make it ours! Zach was with us every step of the way, always available to answer any questions we had! Gavin Gordon was a fantastic project manager and answered every single question/concern we had & believe me we had endless questions! He even took the time to meet us on site to explain things we couldn't understand over the phone! Both Zach & Gavin went above and beyond in our book. We have been in our home for 3 months & absolutely love it & how it turned out. Every builder has flaws and building is still a stressful experience, but Zach, Gavin, & the Arive Team made it so effortless and easy. I couldn't have asked for a smoother transition and home buying experience! Arive Homes made buying a home a pleasurable experience! Zach Morell went above and beyond to ensure everything was exactly what I wanted. After searching through other builders, it was clear that Arive Homes was a top quality build and not just cheap manufactured homes. Zach was there every step of the way and very responsive even after I purchased my home. I've been living in my home for about 6 months now and couldn't be happier. Construction on our new home in the Mount Loafer Meadow Subdivision by Arive Homes began on June 21, 2017 when excavation began. We had recently retired at the first of 2017 and had planned for quite some time to move from Colorado to Utah County. We weren’t quite sure where we wanted to live in the area and had explored various options. We had our own realtor from the Salt Lake area who was working with us and we had looked at various homes and locations but could not find anything that met our needs. Out realtor ended up taking us to an Arive model home in Spanish Fork. There we met Mindee and she suggested we drive up to the Mount Loafer Meadow Subdivision and check it out. Mindee couldn’t say enough about how beautiful the area was around Salem. Despite being covered in a thick layer of January snow we knew right away this is the area where we wanted to live. We had specific requirements that were needed in a building lot and Mindee was excellent help in finding the perfect lot to meet our needs. Throughout the construction process Mindee was very helpful in addressing concerns and resolving issues that are intrinsic in building a new home. Mindee was an excellent advocate and resource for us. When we didn’t know quite who to talk to or how to proceed we would call Mindee and she would go to work for us. With her bubbly and positive personality, one cannot help but like her. She is easy to talk to, returned our phone calls and emails promptly, and answered our questions in a timely manner. She took good care of us. Given the months we worked with her during the construction of our new home and our association with her, we count her as our friend. We continue to talk to her periodically and enjoy seeing her and catching up on what we are all doing. We would be remiss not to mention other wonderful people at Arive Homes who were very helpful during the planning and construction of our new home. These include Jennifer who was absolutely superb during the design process, Dereyk as our on-the-ball superintendent during construction, and Courtney who took thorough care of final construction details. We love our Arive home and the beautiful location where we live in the Mount Loafer Meadow subdivision in the City of Peace - Salem, Utah.

I have worked with builders in the past but my experience with Mindee at Arive Homes has been so great. I have been so impressed with her knowledge and communication throughout the whole process. I felt completely confident in everything she told me. Other builders I have worked with in the past I have felt like the builders agent misrepresented their builder and it created a lot of confusion in the process, but with Mindee she was always straight forward and honest. If you want to do a new build go with Mindee at Arive Homes. She will make the process so smooth and you will be so happy with your experience.

we started looking for a new house a little over a year ago and stumbled across Arive while just out driving around new developments. we met our future agent (Mindee Gurney) that day and have been working with her ever since. she sent us to several different models including one from the 2016 Utah County Parade of Homes and we fell in love instantly. from that day we started working with Mindee to move the ball forward and she's been by our side ever since (we're probably just a few more weeks from move-in). after getting the process started with Mindee, we went to the design center (MANY TIMES!) and worked primarily with designer Rachel Sampson. given the extremely custom nature of our house, both Mindee and Rachel were extremely instrumental in getting things exactly how we wanted them. it's actually astonishing that with the amount of customization we have we really only missed a couple things while at the design center, and they were able to add all those things during the build. our superintendent is Gavin Gordon (who just so happens to be our agent's brother). he's been fantastic through this whole process, and i can't speak for other buyers, but i feel like we've been extremely demanding and very present during our entire build. and through it all, he's been responsive (when we needed him to be - not all of our correspondence required a response) and willing to work with us (and did i mention that we were demanding?). we should be closing here within a few weeks and as far as i can tell, when all is said and done we'll have exactly the house we've always wanted!

No process is ever perfect, but the fact that they were quick to fix, adjust, and accommodate every step of the way was AWESOME. AND this was not our first time building. We have been in our home for almost a year and we still love it as much as the day we moved in! The process for us was amazing! Our realtor, Colby, was fantastic and kept us updated throughout the process. Our superintendent, Steve, as well as his assistant, Ed, made us feel like we mattered and they really wanted us to have the home we wanted. We never felt like we didn't have options. Our opinions counted on everything and they went out of their way to make sure that everything was perfect for us. Any issue that has come up, as they always do, has been resolved. We would definitely build with Arive again!

We moved from California to our new Salem Arive home in the middle of January. We were drawn to this builder due to their flexibility to allowing us to customize our home. We are retired and this will most likely be our last home. We were amazed at what we were able to do to make our home a perfect place for our "Golden Years". Arive builds a high quality, well designed home. We have enjoyed working with everyone at Arive. Even though the process took a little longer than we anticipated, it was well worth the wait. Communication was excellent. Steve Bills, Jennifer Jones, Colby Peterson, and Keith Paskett have been so helpful and kind through our building process. We love where we live, and can't imagine being anywhere else.

We would not recommend Arive to anyone. The best people at Arive are definitely builder and superintendent. They were helpful, and did what they could to resolve the many issues that we came up against.
The office staff and sales is less than helpful. Be prepared to get told what you want to hear even if it isn't even close to what is actually happening. For example: We were told that our home had had the permit submitted to city, and that we were waiting on 'a date to dig' any day. Weeks later we found out plans hand't been submitted to the city yet. Clear communication could do them wonders. Following the under promise and over deliver would've been wonderful...but never happened. Over promise under deliver virtually every. single. time.
Ultimately our house is beautiful. We do love it. I don't know if there is any builder out there that truly does focus and care about customer experience, but it's clear Arive does not.

There are a lot of options in Utah to build a home. Simply put- use ANY builder but Arive Homes. The entire process from start to finish to warranty is completely broken. We paid our deposit and did our contract with them April of last year. Building process is 100-110 days, right? Well we ended up moving in to our home in December (only four months behind schedule). We had to pull teeth and babysit their entire crew during the entire process. If you do not follow the build of your home VERY closely they will screw up your home. They messed up several things and then when we asked them to fix it they asked us to let them keep it as-is rather than go back and fix it...um, no- we are paying a lot of money for this home and we want it done according to the plans we mutually agreed upon and not done to how their sub contractor decided it should look. Make sure you make them do EVERY little thing and finish work BEFORE you close on the home if you as unfortunate as us to be stuck with Arive because after they have your money they are even more difficult to work with. They only respond to emails or calls after SEVERAL follow up emails or calls. They skip scheduled appointments regularly. We are still waiting for them to grade our lot (something we were told would be done before closing) for crying out loud. Their realtors are dishonest and non responsive (the one we initially worked with lied about several things and lost her real estate license). I held off posting a one star review until after I saw how the warranty played out and how they went about fixing the issues that were pending when we closed. Now that I see how poorly run their warranty program is, I can in good conscience post this honest review. This is a poorly run company and if I could do it over again I would use a different builder. Quick summary of my experience as well as the experience of my neighbors who also used Arive Homes:
-they WILL NOT be on-schedule. Even though their "deadline" is 100-110 days to start and finish your home, they have zero repercussions WHEN they finish your home way behind schedule.
-you WILL have to babysit them through the entire process.
-Arive markets the lots to build on as if they own the lot. They do not own any of these lots that they have their "lot-for-sale" signs on. If you like a lot that they have a sign on, do yourself a favor and contact the lot owner directly and use a different builder. You are not obligated to use Arive homes at all even though they market it to appear as though they own these lots.
-Arive has very poor finish work. We have large gaps in between the flooring and the baseboards. Carpeting is coming up all over the home. Paint has chipped all over. They have bailed on ten appointments to come fix these issues. No calls, no apologies, just no-shows.
-The finished product if you have the fortitude to deal with this company is great- but this doesn't mean Arive is a great company. Any builder that's being paid a sum of money to build a home should be expected to build a quality home. Do yourself a favor and use a more established builder that holds themselves accountable. -

Our experience with Arive couldn't have been better. They were all so amazing to work with from start to finish. Our Agent (Ashlee Robertson) is incredible. She was always so quick to get back with texts and phone calls and was willing to help out in anyway she could. Kelly at the Design Center was so talented and gave us so many great ideas. She took her time with us on every part of the process and never made us feel rushed. When the house was almost finished and we had our walkthrough with the Foreman (Gavin) he was so thorough and helpful. We were able to call and text with any questions or problems and he would get right back to us. Overall I would give Arive a 5 star rating and recommend them to anyone looking to build or buy a house!

The staff worked diligently on all of our custom needs and provided professional insight during the design and construction phases. Arive was very accommodating and kept us informed throughout. I started with Arive Homes in April of 2015, building my wife and I's dream home for at least for right now.The planning process and the construction meeting went well. My wife and I loved going into the design center and picking out all the things that we wanted for our house. We ran into a couple of snags with the design of our basement in the construction meeting but it was addressed and fixed that day in a timely manner.
When the construction began my wife and I were so excited. This was the first house that we have ever built brand new. We wish that we were kept in the loop a little more about what was going on with our house, but we did not live that far away and were able to check in on the house daily or every other day to see what was going on.
Throughout the construction process of building our home we ran into certain issues with the foundation that Arive Homes was willing to meet with us on site to address them. Most of the issues were addressed and the construction proceeded as scheduled.
During the process of building or house our original sales agent no longer worked at Arive Homes. They assigned us a wonderful hard working sales agent named Jennifer Jones that I cannot say enough good things about. She works very hard to make this process as easy and painless as possible. We were always able to contact her and go over any issues that we had, and she work very hard to address and fix any issues that we had.
As a result of using the original sales agent to sell our existing house we had issues with that, along with misunderstandings. Arive Homes helped out immensely with getting us into this new house. We appreciate all that they did to get us into this new house and we love the new house. There are still some issues due to the building process that still need to be addressed before my warranty is up on my new house. They have a great head superintendent Steve Bills that is willing to talk over issues anytime of the day. They also have a great warranty guy name Chuck that will come out and document all the issues that you have and immediately get started with taking care of any issues that have come up. Arive Homes is working on the warranty issues that I have and they were fast at contacting me with letting me know that they are on the case and going to fix the issues that I have in a timely manner that works for both parties.
I give praise and thanks to the people at Arive Homes for making my wife and I's dreams of getting a new house come true. Thank you to Dean Ingram, Ryan Haskell, Jennifer Jones, Steve Bills, Shawna Dunn, and Chuck with Warranty.

First of all, I love my home! In the end, that's what matters. We do feel, however, that the building process could have improved. We felt rushed through the design meeting, and would have loved more appointments to go through different options. We were only shown standard options and had to ask to see what the upgrades were. I would have loved more guidance through it all. We were paying a lot of money to build our HOME, and most of the time, we didn't feel "special".
Our fireplace glass shattered within 15 minutes of turning it on, the master bath sinks leaked the first day living in the home. All the small towel racks fell out of the wall within the first three days of moving in. It feels as though the finishes were rushed through and poorly done.
It was nearly impossible to get a hold of anyone for warranty issues. Nobody emailed or called us back for months. We finally got our yard fixed, but the sod was laid back down rough and bumpy.
Overall, we love our home and location, but the process left a bitter taste.

Our home was completed in October of 2014. It was the Washington model. There are several models to choose from, so we were pleasantly surprised when picking out one that would be best for our little family. The Washington (rambler) was our favorite of course, and it's a beautiful layout. Open & spacious. We spent $40k in upgrades & couldn't be happier with the look of our home. Kelly, (the designer) was so helpful when helping us pick out the colors & upgrades of our home. She knew our style & gave honest & helpful opinions. We had a few bumps in the road as most home building goes, but was happy to communicate to all sources and get them resolved so we could get into our DREAM home & get back to life!!!! We LOVE our Arive home!

Our home was completed in October of 2014. It was the Washington model. There are several models to choose from, so we were pleasantly surprised when picking out one that would be best for our little family. The Washington (rambler) was our favorite of course, and it's a beautiful layout. Open & spacious. We spent $40k in upgrades & couldn't be happier with the look of our home. Kelly, (the designer) was so helpful when helping us pick out the colors & upgrades of our home. She knew our style & gave honest & helpful opinions. We had a few bumps in the road as most home building goes, but was happy to communicate to all sources and get them resolved so we could get into our DREAM home & get back to life!!!! We LOVE our Arive home!

When we were looking into building our new home in Elk Ridge, Utah, we had several important objectives and lots of questions. We wanted a custom plan, be included in the process, high quality, and get an honest and fair deal. As we looked into home builders, it was apparent that Arive stood out above the rest. Not only did their model homes look and feel more updated, clean, and higher quality than other builder's model homes, they were flexible, easy going, and understanding all at the same time.
Because their approach to building homes was completely based on building amazing homes, they didn't have to be pushy or forceful. During the construction process, they made sure we were included in every phase of development, replied quickly with any questions we had, and made adjustments as reasonably needed. They made the process so much easier than we expected and were very reasonable and easy to work with.

Arive homes was amazing to work with. We just love the home they built for us. I have to admit I was probably a little difficult to deal with, but they were patient and made the home building process easy and fun! I highly recommend Arive Homes.

Arrive Homes have been a complete nightmare for my parents. they are on their second repair of the sewer lines, tearing up their cement foundation to solve one and digging up their yard from poor connection. The cement work was not prepped correctly and is now sinking. Furnace ductwork was done poorly and because they made a repair with someone else it voided their warranty. Inside the home they have also had their wall crack due to a full truss missing in their kitchen. The higher quality carpet snags horribly and needs restricted in every room. their dream home has felt more like The Money Pit
