The review that I am writing about Brian Dunleavy and his companies B. Dunleavy and Sons,Emerald Works, and Berry Dunleavy and Sons is written honestly and without ill intent. My only hope is that this review will help people avoid the nightmare that is Brian Dunleavy.
I hired Brian Dunleavy to remodel my master bathroom which consisted of taking out a bathtub and replacing with a tiled shower, new tile floor, vanity, toilet, half a wall removed, and paint. When Brian first came for the estimate, he told me that this job would take 5 days, and he and his crew were slated to start on May 19th, 2015. They ended up starting on May 26th, 2015, and in November of 2015, I had to hire a new contractor to finish the job.
On the first day, Brian and his worker, Mike, broke a pipe and ruined my kitchen ceiling. After that, Brian sent only Mike to work on my bathroom. On average, when Mike did show, he worked maybe an hour…I never knew when he would arrive or leave. Mike would often complain that the job was taking so long because he was unqualified for parts of the job, and Brian would not give him money for supplies. (I had already paid for the supplies upfront, so this should not have been an issue). Brian, who did not return back to check on the job until the end of July, never took responsibility as the owner and would blame everything wrong with the job on Mike. It was ridiculous the way the two of them fought like children.
Mike quit/got fired and Brian came at the end of July to ‘finish’ the job. The job continued to languish for another month, and some lies that Brian provided many lies that were unbelievable. In addition, Brian often did not show. What he did complete was shoddy and many parts had to be redone.
Approximately after 6months of lying, workers not showing, and shoddy work, the bathroom was ‘done.’ ‘Done’ meant a shower floor that was chipped with discolored, crumbling grout, shower doors that leaked, a wobbly toilet, uneven paint , light fixtures that aren’t flush with the ceiling etc. I spent hours of my time repainting walls, scraping grout off the walls of my shower, and finding a contractor willing to replace the shower floor. (Brian promised to reimburse me for this expense, but as of now, he has not and is not answering my calls).
I could go on and on, but the gist is this…Brian lied continuously, the work was shoddy, and this was a 6 month nightmare. Brian will tell whatever you want to hear, and he will always answer the phone when money is needed. However, no receipts for supplies will be provided, he will blame others on his crew without taking responsibility, and the job with take forever if it even gets done. No matter what business Brian is affiliated with, beware!! His lack of professionalism, lying, and cutting corners will be an issue no matter what he does. -

We had an awful experienced with Brian Dunleavy & Sons which also operates under the name Emerald Works. Installing a new roof on the size of our home usually take 2 - 3 days at best. Brian Dunleavy was on and off our roof for about 7 weeks in the summer of 2013 and the work was inferior, which is the kindest word I can use in a professional review. The job was awful and resulted in a leak through the bad roof job into our kitchen and completely damaging the kitchen ceiling. We had NEVER had a leak through our roof before Brian Dunleavy's worked on it. He and his partner also were the cause of a baseball size hole in our living room ceiling which was caused by carelessly dropping weighted material on the roof. Brian Dunleav left debris / trash on the side of our yard for weeks until we insisted he move it, which he did, to a neighbor's yard. In hanging roof shingles on the overhand to our garage, the job was so bad I suggested that my young children could do a better job with a glue stick and scissors. Brian Dunleavy was not always on the job by any means and one of his "associates" scratched the front of our house with a metal ladder which, we still don't know for what purpose it was leaning on an area that had nothing to do with their work. Our gutters were done by Brian Dunleavy and again the work was/ is inferior and has been costly to be repaired. Brian has a charming personality but there is a mile wide gap between a charming personality and a professional who does a job in the time it was scheduled, and for the cost that was estimated. We did our homework (we thought) before going forward with Brian Dunleavy but in the end, his work was incompetent, unsatisfactory. Ironically since I posted a review on Yelp of Emerald Works, I've been contacted by no less than 5 people who have had bad to horrible experiences working with Brian Dunleavy.

Had a roof put on end of August 2014. Problems with it going on initially. (Time lines behind, cleanup not done daily as they promised, and actually took a week to even occur, tons of debris actually left too)
Mid July 2015 it leaks badly. Reach out to them, am told I will be seen too that day. Doesn't happen. Reached out that evening, he explained he was busy and would come out later in week. No show, had to reach out to him again. Same story that Monday, and then that Thursday.
Sent an email with disappointment, told he doesn't blow off or stand up customers...but no time table given. Waited 5 days, emailed him again asking for a time since he didn't provide. No response.
They are quick to require your upfront "half" of cost deposit, slow to act, slower to clean up and leave you hanging if there is a problem.
Others in my area who had their rooves replaced by this company report other issues as well, and similar non-responsiveness.
BBB complaint filed, about to take further, possibly legal action.

I hired Brian to replace a door and repair a roof leak. Brian asked for the cost of material up front so I gave it to him. I never saw the door or Brian again. Every time I was able to talk to him he made an excuse as to why he couldn’t give me a start date or why I couldn’t go pick up the door and store it in my garage. After a legal letter, a lie that he sent the money back and almost a year after this all started I’m still waiting, been 3+ years. Please be ware of this behavior as it is a pattern.
