Permits
- Building permit records show that B3 Construction has worked on 11 permitted projects.
We did residential work with them. The below may very well apply to all general contractors - this is the first experience we've had with one. So see this review as advice for contractors in general, and not direct criticism of B3 (which is why I gave them 3 stars - I don't want to punish them for my ignorance).
You have to be their secretary - that is - you have to manage all of the business side yourself. Make them give you estimates, track costs and times for workers, etc. DO NOT GIVE THEM A BUDGET, or no matter what work you have, it will cost exactly your budget.
They sub-sub contract everything. No one from B3 will do your work, they just hire other people to do it. I'm told this is standard practice. A general contractor is basically a professional stand-in for you hiring contractors. Unless you are a millionaire and have no time even to make phone calls to hire people yourself, there's no point. Lesson learned.
You also have to manage all the planning and thinking. "No, that won't work there unless you take off the backsplash. Why did we build the backsplash first knowing that we had to install this here?" The reason, of course, is that the tile guy had no idea about any project besides the tile - because he's just the tile guy. So you need to plan everything out ahead of time. I assumed the planning and orchestrating was part of the GC's job. I assumed incorrectly.
All in all, a rough experience. Many things not done right the first time, poorly tracked, miscommunications. But I'm willing to take half responsibility myself and chock it up to my lack of experience.
tl;dr - if you really care about how things are done, just be your own general contractor. Unless it's for a rental or sales property, then these guys will be just fine.
