We worked with Bayland Constructions for our home remodel work last year and are very happy with the work. We decided to go with Bayland after talking to 3 to 4 different contractors. Bayland's price was competitive and Robert was able to answer all our questions. He was very professional and completed the works on time with quality. We liked his flexibility and being honest. He made several suggestions along the way that helped us save some costs in the process. He was also courteous enough to do some minor works without charging extra. Overall, it is was a good experience working with Robert and we recommend him for any home repair/remodel works.

Robert has done 5 jobs for me, my family and my friends. He's a good communicator, has always understood what we wanted and has delivered what we wanted and even improved on our ideas. He build my house from the ground up, completely gutted my friend's house and added 800 square foot, did foundation work on my father in-law's rental and completely renovated and remodeled another friend's house. We've all been very happy with his work and price. He's always on the job himself and stays on top of his workers. They work fast and clean. I highly recommend him.

I met Robert while looking for help with renovations to a new purchase we made in May 2015. Robert arrived as planned, and we walked through the house discussing our multi-phased plan. The first phase had to be completed before we moved in, it was basically a kitchen & bath renovation, which also included stripping the floors down to the sub-floor and cleaning up some other problem areas. As we walked through the house, Robert was very professional and had a lot of great input and suggestions. He was fantastic at listening to our goals and making great suggestions to help achieve those goals the right and most affordable way, and I was impressed with his knowledge as I asked some difficult questions. I have an Engineering background, and I put a lot of emphasis on doing things right and not skipping steps. Our home was built in 1930, so I'm sure a lot of modifications have been done over the years. I was glad that Robert and team really cared enough to really take the time to improve some of those issues, rather than simply covering it back up. It has been an absolute pleasure working with Robert. We have now started the second phase of our plans, which includes building a garage in the backyard. As always, the experience has been great so far and we are on track to complete this job a few months from now.
I highly recommend Bay Land Construction for anything from renovations to new builds!

Our remodeling project at Sunnyvale initiated 3 years ago. The conceptual and engineering design took nearly one year to complete, after which my wife and I started looking for a general contractors. Robert was the third contractor we interviewed. We were impressed by his experience and attention to details. Details on various phases of the project were well explained, concerns and challenges were pointed out, and most of all, cost and timeline per phase were projected. With all that, we decided to go by Robert. So far the construction has progressed through Exterior/roofing, and the project is expected to completed on time.
Robert has my full endorsement, and for you folks out there, I strongly suggest you talk with Robert before you make a final decision, .. At a minimum I believe you will learn something from him. -

We were referred to Robert Margoosian (Bayland Constructions) by our realtor. We had just bought our first house and needed someone to help us remodel it. We needed floors changed for whole house, tiles on the fireplace wall, bathroom remodel, lighting and painting the house and continue to work with him on other projects.
Robert knew exactly what we had in mind for our house from the get go and always gave us suggestions that met our taste and budget requirements. Robert and his crew are professional and experienced which we greatly appreciate. They are wonderful to work with and do an excellent job. Robert is trustworthy and always responsive when we have any questions. We are happy with the outcome and highly recommend Robert and his team! -

We highly recommend Robert Margoosian (Bayland Constructions) as one of the best general contractors in the San Francisco-Bay area.
He has just finished to build a brand new house for us.
Before staring the project I have interviewed over 20 general contractors. He stood out of the crowd as a honest, fair and upfront guy. No playing games and no cutting corners. He will give you a fair price and do a great job without overwhelming you with tons of change orders, as many other contractors do.
He uses only high quality materials and always tries his best to make his customer happy.
He explains you in detail what he will do and how, and everything that he promises you he will get done.
We are very happy we selected Robert to build our new house. He did a wonderful job.

We hired Robert to do our major home expansion and remodeling job in Palo Alto after talking and getting bids from several other contractors. I had met Robert several years ago. I contacted him when we started the planning phase of our project which was about two years before we actually started the construction. During this two year period I had a chance to go see Robert’s work in numerous occasions on other projects that were similar in scope to what we were going to need. I was always impressed with the quality of work thought-out the projects but I was not sure how he would compare to other contractors in price. When we finally got our plans approved and we had a chance to interview and get bids from other contractors Robert turned out to be lower than most of them which was a surprise to me since I had seen the quality of his work.
When we started our construction project, Robert continued to impress me with the care that he showed in every aspect of the project and the quality of his work came through once more. Our house was a very old house. Remodeling and addition meant tearing into many of the old existing walls and the subfloor. Robert never took any short cuts. If a wall needed to be repaired, he did the work without any hesitation even though he was not contractually obligated to do so. In most cases he totally demolished the old walls and replaced them with new ones even if the walls did not need to be moved at all. In short, we ended up getting a brand new modern house including all new electrical system, plumbing, heating/air conditioning, a modern kitchen, Master bedroom with large walk in closet and large bathroom, two junior suits, and a forth bathroom for guests.
It has been four months since we have moved in to our new house. We love the comfort, convenience, and the feel of living in a new house. During construction we moved to an apartment so it was very important for us to move back as soon as possible to avoid the addition cost of renting an apartment. Robert completed the project on time as he had promised.
One last thing that I would like to mention about Robert is how he always made us feel at ease when complications came up during constructions. Many unexpected issues come up during any construction project that could cause enormous stress for home owners. When we faced such complications Robert always kept calm and made us feel at ease by first pointing out that this kind of issues always come up in construction and then he would recommend options to deal with the issues in a timely manner.
I cannot emphasize enough the ease of process that we went through during the course of our reconstruction project, all made possible because of Roberts professionalism and work ethics. I have heard many horrible experiences that other people have gone through with their construction projects. This was not the case for us. Thank you Robert. -

There were several loose ends that remained in my project after Bay land Construction left. Despite contacting the Owner, and promise that they will come back to take care of them , I never had a call to actually plan the revisit to the site.
Another gripe I have is that Robert ( the owner) charged me for re-piping an initial plumbing job that they should not have done in the first place before my vanity arrived.
I don't expect the contractor to be learning the sequence of the work and their job with my money.Also, I asked several time to get a receipt for fees that I paid for the project to be done , and after 6 months , I still don't have a receipt or invoice of any kind for the fees paid.
I don't imagine I will ever get it.
They are weak in the paper work department.
Work quality is average.
