This company takes zero accountability for their work. I purposely bought a new build so I wouldn't have issues for a long time, but I've had more issues with this home than any other home I've lived in combined.
My kitchen cabinets were literally coming off of the walls, and they tried telling me to "let the house settle" but it wasn't a settlement issue; it was an installment issue. I had to raise HELL in order for someone to come look, and sure enough, they confirmed they weren't mounted properly and they fixed it.
My air conditioning unit broke down twice, and this company kept telling me they "submitted a service request" to have someone call me, they never did, so I had to take matters into my own hands and call the contractor myself.
My automatic garage door kept randomly opening and shutting, and same as above, they "submitted a service request" and I eventually had to take matters into my own hands.
Their construction crew broke my internet line TWICE, so I was unable to work since I need internet to do so. No apology or anything.
Their construction crew hit a gas line, which caused our entire neighborhood to be without gas for several hours. Again, no apology.
One of their contractors ruined the back left corner of my brand new landscaping and they all kept pointing fingers on who was responsible, then tried telling me I might have to pay to have it fixed. Again, I had to RAISE HELL in order for them to fix it, and after going total Karen on them, it finally got fixed. No apologies for this either.
Two pieces siding of my house came off, they said it was from the wind and they wouldn't cover it under warranty, so they said I had to make a claim with my insurance company. I asked them to prove it was from the wind, they refused. My insurance company was appalled I was even calling, as the home was less than one year old. So yes, I had to pay to have someone spend literally FIVE MINUTES putting it back on when it reality, they just did subpar work in the first place.
Dirt kept coming into my window in the basement, they said it was caulked fine so they didn't know why it was coming in but kept saying, "We'll have someone look at it." No one ever did, and the people I hired to finish my basement said it actually was not caulked properly. This different company fixed their subpar work.
I had someone re-caulk the side of my shower, and he left the wall absolutely filthy. I pointed it out to them, and I still have yet to have someone come clean it up.
I paid this company to paint my house, and it was even in my contract they paint the house. When I had some cracks due to the settling, they told me that even though they painted my house, they won't repaint the settling. EVEN THOUGH I PAID THEM TO DO IT. Thankfully, I had a different company finishing my basement, they overheard what happened, and they offered to paint over the cracked spots for me free of charge. They also agreed it wasn't right of them to expect me to repaint it when I paid them to do it in the first place.
Many of my neighbors have also been experiencing similar situations as this. I now know why they don't have any social media or anything, as I'm sure their reviews would be in the toilet. You've been warned.

The general foreman for Belaggio, Mike, does a great job. I have had issues with my new build but he resolves them very quickly. I am generally happy with the quality of work. Time will tell how things hold up, but so far so good. One major area of disappointment was in the planning stage. I would have been happier with a much more knowledgeable sales person who went through each room with me during the planning stage and went through different options. I really felt like I was on my own with this part. Other than that it was a very positive experience.

UPDATE: The issues I previously mentioned are being addressed. Belaggio reached out and had me make a list of any issues and almost immediately I began receiving calls to set up appointments to fix everything. Things are coming along well and just in time to welcome our little one into a home I can see her growing in safely for years to come!

Reading the two reviews I'm having the same experience and wishing I saw this before we purchased our home. You can tell this was a rush job. They forgot a component for the AC unit and of course we didn't find out about it until there was a hot summer day. The upstairs ceiling is separating from the wall, the caulking is messy and coming off in the bathroom, there are screws missing in the doorknobs and big gaps where drywall was left out above the closest doors. Not mention the carpet is coming up in various places throughout the house. It's sad that you spend all this money on a new build just to have so many issues.

The builder was always quick to communicate during the process. We've enjoyed the home so far and haven't had any major issues. Obviously time will tell how everything holds up but we have no complaints with the work that was done for our house

Horrible builder. Doesn't have the home professionally cleaned and finished. There's no GFCI outlet in the master bedroom. The master and main bathroom countertops are not caulked properly. The house is not prepared for appliance installations and the garage door opener wiring is non-functional

Worst Builder EVER 2 years to fix my floor and no call no show now I am taking legal action to get my floor fixed. RUN RUN as fast as you can NEVER DO BUSINESS with this builder or buy a house from whoever is selling a new home built by this builder

While things may have started out positively, as time has gone on, they have failed to be a home builder that you can trust. Once they have your money, you become an afterthought and the warranty process is an absolute joke. Important to note that with upgrades, this is a $500,000 home and all these issues have surfaced within the first year "warranty period." Here are issues that they refuse to resolve. The room above the garage does not cool in the summer below 85 degrees, no matter what the thermostat is set at. The builder says that because the Michigan building code doesn't require cooling standards this isn't their problem. The HVAC company that installed the system told me that they recommended to the builder that a 2 zone system be installed but they refused because of the added cost. None of this was offered to me or explained to me in the build process. My basement foundation has 11 cracks, 5 of which have leaked and needed epoxy filled. They refused to add additional warranty to cover the foundation long term. My driveway, porch, porch step, and back patio are all cracked and they refuse to do anything about it. My granite kitchen counter has separated from the granite backsplash about 1/8-1/4" and they refuse to fix this correctly, instead offering to put some caulk in there. My pantry door has already been replaced once and because it was not fixed property, needs to be replaced again. The quality of the materials they use is of such poor quality that the pins that hold the door just wallow out and the door will not stay square. This is just what I had the room in the review to type. There is a lot more. Bottom line? Find another builder and use someone else. They don't care about the customer and their real estate agent talks things up like they're going to be this great partner and in the end they aren't. They kick you to the curb as soon as you're closed, with a joke of a warranty process.
