    Bought a house from them

    Homes by Landmark is Landmark Homes. This company was created to conceal the Landmark Homes identity when multiple lawsuits were filed against them for construction defects and misappropriation of HOA funds. Slightly different name but same shady owners. If you buy a new construction home from these losers don’t relinquish your Washington State warranty for their Buildet Buy Back Warranty. Have an attorney that understands contract law review your PSA and any Addendum forms. There are no regulatory requirements or State mandated forms for real estate sales. This developer uses copy and paste and adds one sided addendum forms to the PSA. This company is bad news. Very dishonest, shoddy workmanship and will not honor warranty contract. Recently our HOA financial records were sent to the IRS because it appears that thousands of dollars of our Association’s funds were misappropriated and Landmark Homes funds were commingled with our Association funds. In my opinion, these are not morale people. There is little oversight of developers on a State level and this builder has close and friendly relations the city officials in the cities and unincorporated countries they build in. Buy from a reputable builder. This company is Landmark Homes using a different but similar name, Homes by Landmark.

    My experience with Homes by Landmark has been good so far. I have to say we have only been in our home a year and we haven't experienced many problems. We do have a water drainage issue in our yard; but I can't really say that is a fault of the builder. I had an emergency service call recently due to our water main leaking and the water company said it was not their responsibility. I had scheduled a plumber but called the main office and they sent the foreman/superintendent to our home within 2 hours of the call, and we are over an hour from their main office. They immediately began digging found and fixed the problem and our yard back together. I am thoroughly impressed with the service I have received and I remain happy with my Landmark Home. I do pray that if future issues arise they will be just as attentive. One thing I was told, was to always put service requests in writing, so I suggest taking note of that and taking that route first.

    I bought a new house from them. It took 2 years to get final walkthrough item fixed

    You have to send several e-mails to get even the simplest warranty or even final walk through issues fixed. It took 2 years to get my last issue from the final walk through fixed! Some people that don't keep on them never get warranty work done when asked, then after the first year he says it is too late.
