This owner started my project 2 months after contract start date with no explanation of why he was delayed. He finished in 12 months, rather than the 4 months stated in contract without any penalty clause in his contract and without any explanation of delays. He disappeared from job site for weeks at a time without explanation. He works on multiple projects at once and cannot keep details of each project straight which resulted in many mistakes on my project which he had to fix.
He knowingly uses UNLICENSED HVAC sub contractor. failed to obtain permit from town for hvac work. One week after my project was complete, a hose in the newly installed hvac system broke, damaging floors, walls, ceiling, clothes . Spackled ceiling and walls but did not replace wet sheetrock. Mildew, cracks and water stains re-appeared after a week. hired another contractor who replaced damaged sheetrock, spackled, sanded and painted. His flooring subcontractor repaired only part of the damaged floors, had to hire another another flooring contractor to repair the repair. Now have to hire inspector to review all HVAC work done.
Project areas left a mess, with dust, cigarette butts, lunch debris, ceramic tile cuttings, sawdust, air duct cuttings, insulation left all over my home inside and out. Still picking up pieces of tile and tin foil up from yard.
