Buyer Beware! First, the builder's wife is also the real estate agent and has a financial interest in the business. She will present a One Year Home Warranty for you to sign without presenting a copy for your review. You can validate this by inquiry with the NC Real Estate Commission. The builder does not finish the home in a workman like manner including faulty drywall that has not been properly sanded (walls are rough and uneven all the seams will show once you repaint with quality paint), the doors are uneven and you can see day light when they are closed. None of the bathrooms are caulked so you can see spaces between the tile and baseboard; leaving space for moisture or pests. There are accent walls with nail holes that can be seen through the paint. The shavings from installing the kitchen cabinets are left in them. The trim around the windows have striations and are uneven. There are cabinet lights that are installed with hot glue and the drippings are left over the counters. They install Lowes quality light fixtures in homes exceeding $600K. Numerous homeowners have had unresolved warranty issues. If you do not have a pre-drywall inspection you may have latent defects. The builder has no quality checks so he relies on your home inspection report and will only do the bare minimum in response to the report. We shared our Inspection Report with our lender who mandated repairs before they would clear the loan. If you want any leverage in having the inspection deficiencies repaired; you might want to share the report with your lender. Our experience is that the builder is a "Flash & Dash" builder who does not stand behind the build product and has integrity gaps that will impact the buying experience. Try asking existing homeowners about their experiences before you sign a contract.
