Before purchasing my home I had Brad Tholen of Horizon home inspection do an inspection. I was living in New York at the time. Brad and myself discussed the inspection on the phone together. The roof I was assured by Brad was in good condition. It wasn't! When I arrived in South Carolina and went to my home, it was so obvious the roof was in fair to poor condition. I had two roofing companies inspect the roof. Both said it needs to be replaced. The roof cost me 11k to replace. I called Brad and he came over and met with and a general manager of Monarch roofing. They both walked the roof from the ground and on top. Brad then submitted a claim to his insurance company. The claim was a denied and I was offered my $440.00 fee back to me as settlement. Red flag, an admission of a costly decision. I asked the adjuster to settle on 5k+ the $440 fee to settle. I thought splitting the roof was more than fair. The adjuster went to Brad for his approval. Brad denied the claim and said the roof was in good condition.
If he saw what everyone else saw, it would had given me the buyer opportunity to approach the seller to negotiate. There was poor installation and previous storm damage. This would had given the seller an opportunity to go through his insurance or negotiate the cost of a new roof with me. I have pictures and video of this failed roof. Brad and his insurance company saw the pictures and video and still said it was a good roof.
Buyer beware of Brad Tholen. His interest and care is not with his customers that depend on him to make costly life investments.
