We have lived in our new construction home for a year now and know our home pretty well and are sharing our take on the new home and our experience with the builder.
Overall we like the house but there are definitely things we do not like and will need to put money into the house so that it is more comfortable and enjoyable.
The issues:
An oil based paint was used on the garage door which causes the door to stick to the rubber seals and when opening there is a jerking of the chain which I’m sure will eventually break.
A sliding wood door was installed upside down or backwards making the lock latch mechanism obsolete.
Handles on cabinets in bathroom are crooked and the top drawer rubs against the counter.
There is a switch we still have no idea what it is for.
The return vents for the A/C unit must have been handmade because the vent filters do not fit properly and have to be forced into place.
No cables were wired behind the coax cable jacks.
Light switches are not positioned correctly.
We live on a busy street yet no soundproofing insulation or better quality drywall was used on exterior walls.
There was no request made during construction with the local cable companies to ensure our home would be cable ready meaning we had very poor satellite internet for the first 3 months.
Kitchen cabinet handle had a screw in it that wasn’t the proper size causing the handle to come loose and scratch the cabinet.
Some areas of the attic have no insulation while maybe not required by code should have been done due to their location.
Outlets and switches are not level.
Walls must have been painted with very cheap paint because anything that touches them leaves a mark and the paint is not washable, any cleaning attempt removes the paint and exposes the drywall.
Upon moving in floors were extremely dirty as if they’ve been outside for months and needed to be scrubbed by hand.
Lots of areas were not sealed properly leaving holes and gaps around doors, base boards, floor, windows, and granite.
Dryer door was installed on the wrong side, was inconsistent with the layout and needed to be flipped.
Area where fridge goes is small leaving us no option to get a bigger fridge unless we do a complete remodel of the area.
All door hinges have been painted over which is just careless and rushed.
Front door handle installed crooked, not level.
Issues with builder:
During purchase did not inform us that 8 feet of the property had been sold to the city to extend the width of the road and a sidewalk.
Had irrigation lines placed beyond the property lines and when the issue was raised he told me to sue him at first, but then agreed to have the lines moved.
Builder refused to honor the 1 year builder warranty on the appliances when our dishwasher broke, refused to pay for the repair, and told the repair guy if we want it fixed we can pay for it ourselves.
Builder has poor people skills and hung up on me a few different times when I had an issue with something.
In conclusion we do not recommend this builder.
