Bruce Rinne, sole proprietor, with his friend and trainee Joe Cleberg. Complicated project. In 2005-2006, we developed a walk-out basement of about 1,000 sq ft, a deck & large planter boxes. ~1500 sq ft house is 1923 stucco bungalow in Oakland on a slope dropping 14 ft from the front to the back of the house. CLAY soil. Critically important, they installed downspout catchment & French drains around the house and under the constructed area to keep the basement dry. 12 years later still dry.
Project changed the support of the house so they installed cribbing with a beam extending out the side of the house. Every day they tested the upstairs doors and adjusted the jacks downstairs while they built a new support structure.
Bruce and Joe supported a couple of young, active youth who needed some work/life guidance. These men hand-dug the basement dirt and pushed the wheelbarrows uphill. No machine digging - which would have ruined the neighbors new yard & might have damaged the roots of their old walnut tree.
Creative in problem solving. Marked out light entrance from a stairwell window with paper through three alcove openings to the main room to let light in but not streaming sun beams. Heating engineer and city changed their minds about existing furnace load and venting mid-project. Bruce installed a decorative gas stove downstairs. He also figured a way to vent through the upstairs by using part of existing closets to vent through the roof rather than sideways to the wall as had been previously approved by the city.
Most of the finish work was done beautifully, e.g. custom doors on downstairs dumbwaiter entrance, using existing house trim from one place to trim around new dumbwaiter doors upstairs, wood slab counter finish.
Some of the finish work was incomplete or not done as well. E.g. wrong screwed piece under a sink so it leaked underneath. Wire behind an outlet not attached firmly with the screw so later a series of GFI outlets didn't work; once the problem source was found - simple fix. Small hole next to outlet not patched well. Concrete floor cracks in bathroom & hall - concrete quality?, support? Earthquakes? Drought? Better drainage/ drier soil? Flooring not glued well at edges. New patio French doors not as vertically trued as could be into existing wall so door swings open (but did install magnet holds).
Since the crew was so small, it used our existing, upstairs bathroom, rather than a port-a-pot. It arrived early (arrived 6:30 am to beat the I-80 traffic from Oakland to San Pablo/El Sobrante).
We felt as though we had brothers. We invited Joe's parents and brother to see the project.
