    Build my dream home
    $345,000

I built a home with kevco, it's been the biggest nightmare of my entire life. I so wish I would have done my research!
I pray I can save somebody else from making the mistake that I did, I've been fighting with them for 3 years with attorneys. Fighting with the city that passed things that have completely failed. I hired licensed companies in to verify that things were not done to code. My whole house was built wrong Electrical, Plumbing air conditioning and more! Nothing was done right, they fixed nothing for me. I'm going to have to lay out lay out around $20,000 to fix my house that Kevco destroyed! Do your research!! I made the biggest mistake, don't make my mistake.
More detail on just how bad things are.
Shower door not put on the correct side per the plans. Plumbing put in for two sinks when there's only one. Hot water circulation on demand system has never worked. Mismatch AC two and a half ton with a 3 ton. Flickering lights because of overloaded circuit. Circuit breaker pops because microwave is on the same circuit as other outlets. Shower head Plumbing is not strapped at all and moves every which way with a oversized hole, Well pump shut off is always hot. Outside outlet and another inside that are designated on the plans were never installed. Air and light coming through improperly installed double sliding glass doors. Improperly sealed front and garage door. During wind and rain storm water came in at the base of a room in to the carpet appears to be coming through the foundation into the room my neighborhood does not flood, my neighbors 40 old houses took no water. Problem after problem.Subject: CONTRACTOR LICENSURE SUSPENSION/REVOCATION PROCEEDINGS FOR PHILLIP LEE FERN

    Mr. Fern,

The Lake County Office of Building Services, Licensing Investigations Unit, is in the process of initiating an Administrative Complaint against your competency as a Certified Building Contractor. This action has resulted from a Contractor Complaint filed with our office against you by Mr. Steven E. Daley, of 12718 Blue Heron Way, Leesburg. The Lake County building permit involved is #2021060789, which was issued to you for the construction of a single-family residence on September 23, 2021 and COed on June 20, 2022. Attached to this email, you will find Mr. Daley’s complaint, which details numerous issues with the home’s construction. Additionally, there are several other documents, including two copies of an independent engineering report acquired by Mr. Daley. One copy of the report is in its original form, and one copy has added documentation (in red) from our department’s Chief Plans Examiner, which details the specific violations of the Florida Building Code, Florida Building Code (Residential) and the National Electrical Code, all of which need to be remedied by you in a timely manner. Please respond to this email within the next ten (10) days, stating your intentions and a plan for resolving these issues. In the absence of a response from you, a Code Case will be brought before the Lake County Board of Building Examiners by my office, and we will request that the Board suspend your permitting privileges in Lake County. Additionally, we will request that the Board petition the Florida Department of Business and Professional Regulation to take disciplinary action against you, to include fines and suspension and/or revocation of your State-certified license. I await your response. Thank you. I've spent a fortune on attorneys and engineering report

Disclosure: I’ve waited a long time to write this for fear that warranties would not be covered if I spoke honestly about my experience. After instances of them not honoring the warranties anyways, I’m going to post in hopes that others can make an informed decision, too. I suppose if it serious, like structural, I may need additional help in resolving.

Professionalism: The first issue with the company was when I reported drinking on the jobsite. As they were laying the blocks for the home, I witnessed the workers drinking beer. I should note that the house was built in a remote location. The company was dismissive of the claims and scoffed at the situation stating that it is common. It was never properly addressed, and when I spoke to Joe on the phone, I was accused as being the one who left the beer bottles on the site. This was appalling and unprofessional.

Quality: There were several key moments that diminished my perception of the quality. First, after the demolition of the old property, they failed to cap off the plumbing. When they were laying the tile and putting stucco on the house, we noticed water bubbling up on the side of the house. I suspect that this was going on for days and we found out that the existing plumbing created running water under the house. The project manager told me it would be repacked, but it never was. There is a picture attached to see what was happening.

I was checking on the house every couple of days. On one day, it had been raining. I didn’t expect to see the roofers out there because of this, but they had started laying the shingles immediately following the rain. I quickly called the Project Manager (Cliff) and they stopped working and resumed the next day when it was (hopefully) dry enough. If I hadn’t caught this, who knows the long-term damage that would have occurred.

The backerboard for the shower had a gap in it. I’m not an expert in this field, but everything I read online was that there shouldn’t be a gap. There is a picture attached for any experts out there. This was never adjusted before final installation of the shower tile.

The sod was basically dead, and we were only able to recover a portion of it.

Most of the minor things were fixed – broken tile, broken window, missing baseboard, paint, etc. One thing was not fixed that is purely cosmetic, the crown molding is a different color than the baseboards. It's still annoying to look at and see the difference.

Communication: The biggest piece in communication is that they were not on time. We were supposed to move in around April and didn’t move in until September. Their communication has been slow and lackluster since we closed, but the project manager did return my calls on a normal basis during construction.

Warranties: We’ve had two warranty issues that they’ve given me the run-around on. The first one was the grading. We had major pooling around the back of our house because of a large hill in the back and the grading didn’t allow for it to move away from the house. We ended up having to take out about 20 feet of that hill and there are no longer any issues. They insisted we a lack of gutters were to blame. I did this outside of the company because of the trouble they gave me.

The second issue is with the A/C. We have a leak and our contract says that we have a two-year warranty on all parts and labor. They are claiming that the A/C isn’t covered under this warranty saying that it is considered an “appliance or equipment” yet they do not provide a list of what is considered equipment. I have yet to find out what is covered under the parts aspect of this contract.

Thanks for reading this and good luck finding a builder for anyone reviewing this. Like the other post I saw here, I think the negative experiences are afraid to speak out if they did have a bad experience.

    Built our house
    $380,000

We just finished our custom home build with Kevco did a terrible job. There attention to detail is shocking. We moved in less than one month ago. They did not follow the building plan. We are missing light in the bathroom. I can't take out the shelves in my refrigerator because they couldn't follow there own plans. We have stucco clumps all over the place. The door handle came off in my hand last night. The same door they have been out twice to fix. We had no hot water for two days. Still waiting for the grass to be rolled. The stove has a gap between the counter. Those are just a few of the things wrong with this house. Now we spend our days waiting for them to come repair stuff. Three times they did not even show up
