With all the home builders out there, stay away. Are initial meeting, he said he would be with us every step of the way. From start to finish, through design for a 3,000 to 3100 sq ft house. We told him we wanted to stay around 850k. He admin sent us a quote, and said that was not possible with high end finishes. So they gave us a quote based on Thermadore appliances, and the high end finishes. 291 dollars a sq ft. It was right in line with 4 to 5 other quotes we had been getting. So if he tries to say that our sq ft changed it did not.
We go to design phase, he is not there, he went on vacation. Ok. We have the sec appointment, he does show up. He was not there for the third zoom call. He wasn’t there for the next appointment. If someone tells me they will be there through the whol process, I expect that you if you know we have had issues during design phase, and you say you will be there, I expect that you will be there and not say to me, I am not getting paid to go to the architect and be there for 4 hours.
We settled on a design. It was 3250. Sq ft home. The architect put stone on it, it will be stucco and stone. So because he wasn’t at these appointments I sent him and email saying hey, we add just a little sq ft because the architect said this isn’t a huge difference to change pricing that much. I ask him to send me over what this add would be and with the stone. The house was at 932,000.00 for the first quote. I questioned the cost because our next door neighbors house is 4500 sq ft and his was quoted for 270 a sq ft. The quote he sent me for the extra 150 sq ft above 3100. Is now at
1,196, 444.00 the first quit had 40k for cabinets, the second had 70k for cabinets.
This is all in email and when we got this second quote, we were having lunch with an prominent lawyer and a well know person in real estate in Kerrville. They saw both quotes right after he sent it ove, and we’ll all were laughing. It was so insanely ridiculous that they said, “Quote, he just shot himself in the foot”
Basically, he quoted us that high to make us walk.
Now, he is saying I am slandering him. It’s not sland if it’s the truth. I have both emails. I have all the quotes and the size of house we were doing with all the designer before we went to an architect. The four couples we were with all said, he is off his rocker.
It’s a small town and eventually this will catch up to him.
So now, fast forward. Our neighbor is using him. His crew, are running their trucks through our property to get to the property they are building on.
They messed up a rod we put in with a skid steer. We paid 15 k to have a road milled in all the rocks. The crews are parking on our property. When I tell him he can’t do this he is saying I am slander him and trespassing on my own property and saying I am unprofessional because this builder has caused problems with our new neighbor.
