Case Development LLC is the main developer of townhomes in the Detroit Shoreway/Ohio City neighborhoods. I am a former owner of one of the townhomes this developer built. I purchased new and customized it the way I wanted. The owner, Mike DeCesare, was extremely helpful and available throughout the initial build phase (probably because he was profiting). Once we closed on the townhome, we found a number of challenges within the home that needed fixed. To list out a number of items, the drywall was wavy which according to the inspector is either because of uneven wood joints or because of poor craftsmanship in the hanging of it. Second, there was a broken stair, carpeting that was saggy and not tightly formed in the bedrooms, the water meter plumbing was not correctly set up, etc. This was all within the 1 year builders warranty. When we made the builder aware of these challenges, it was either extremely delayed responses orno responses at all and was like pulling teeth to get things fixed. And out of all the issues, its amazing that soo many were "normal wear and tear" of the home within the first 12 months. We ended up correcting a lot of the issues ourselves but I will caution any future purchaser of property from this builder to look closely along the process and hire a qualified inspector to check the home site periodically to make sure there are no corners being cut. I am grateful the majority of the issues were ones we could fix, unlike those of some of my neighbors. Proceed with caution.

We are also owners of a townhouse in the Detroit Shoreway area. I wish I could attach pictures of the poor workmanship in many areas of our home. I posted them on their Facebook page and they have now disabled the page. Must have been quite embarrassed but they are refusing to fix anything. We moved into our townhouse in July 2019. From day one we were met with combativeness (he threatened to call the police on our moving company), dishonesty and complete refusal to respond to our requests. Mike seems to think that if he just ignores people they will give up. He is sorely mistaken. We are not alone in this situation. Our next door neighbor has completely warped floors on his first level, a large bow in the floor on his second level, and separating floors on his third level. He is still fighting with mike and his contractors to get this repaired. All exterior lights on all units are completely deteriorated. We were initially told this was a warranty issue. Now we are being told they will not be replaced because the deterioration is due to the elements. Really? They are exterior lights which apparently can not withstand the exterior elements. Our rooftop deck has a top coat which is peeling in several areas. This is due to standing water in low spots on the deck. Also denied under warranty. Our door leading to the deck is not installed properly which has resulted in poor latch engagement and the door handle does not lock. Also denied under warranty. Mike’s go to response is that the construction “meets industry standards” but he won’t share those standards with you. Take my advice and go with ANY other builder in the area. Trust me, they will be better than case development!
