Guillermo's initial quote was higher than 4 other roofers. I decided on using him because he came highly recommended by a friend.
nervous about this job to begin with, due to a previous bad experience the recommendation was the deciding factor. Not knowing much about flat roofs I believe I got a leak free, professional job. He pays close attention to detail and doesn't cut corners.
However he lacks ethics and professionalism.
Part Of the deal was that I had to have the 5000 pounds of roofing material on the job site ready to go myself. also I was responsible for trash removal. (I’ve had 4 roofs replaced in my life and I’ve never had this asked of me) if it wasn’t for the recommendation I would have went with someone else. The only thing I had asked of him was to have the trash bagged neatly in contractor bags (which I had to supply) My first mistake was not having anything in writing. Halfway through the job things we initially spoke about were now forgotten.
My roof has 2 sections. Both of which he initially agreed to do in the $9500 price he gave me.
The 2nd section was leaking worse than the main roof.
He knew this! The other roofers that quoted me also included that section(in professionally drawn up contracts)
I Believe the fact that I am a female he took advantage and juiced me anyway he possibly could.
materials ended up costing him more money than he anticipated. My second mistake was agreeing to cover these costs. (approximately another $800) after paying, I looking closer at the receipts (that included tools and even sodas) to top it off I found That one of them was dated 1 month prior to him even starting my roof.
Of course, very apologetic and said it was an honest mistake.
Day 2, now the main roof has required more work than he anticipated. he’s got me right where he wants me vulnerable and roofless with 4 days of rain Coming.
And he wants another $800. optionless I write out the check. (Drive to his house has me waiting outside for up to 45 minutes in a sctechy neighborhood 4 TIMES!) he dragged the job out for 2 weeks. of course I have to have this trash removed each day he showed up. costing me $300 a load. Of the 100 contractor bags I supplied him HE USED 4! Literally filled to the rim with concrete. it would take 5 men to move one of these bags. I am now out nearly 12,000 and the second portion of the roof isn’t even started. To top it off I am outside lifting and sifting through bags of garbage to make the loads manageable for my trash removal guy.
So now he’s ready to start the smaller lower portion of the house and he wants another $3500.
He gave me a list Of 3x more material Required.
(Obviously Im paying for material that he was going to use on another job) And Again I have to go to Home Depot, rent a truck, load up this heavy material and meet him at the house for 8AM on a Saturday. Now over $15,000 into this roof! I message him at 6:30AM to tell him I was on my way he responded with an "OK I'll be there" Well, HE NEVER SHOWED UP! I’m stuck with 1000 pounds of a material by myself with no choice to go back to the store and return everything.
At this point I am BEYOND PISSED! luckily I hadn’t paid him the full amount IN CASH as he requested before he started. I told him he wasn’t getting paid until he did that portion of the roof at no cost to me as we initially agreed. Ironically he needed 0 additional material there was enough left over from the main roof. which only tells you he did calculate that into the initial quote he gave me and also he was trying to get me to pay for his next job.
If you do decide to use this Roofer I recommend you get EVERYTHING in writing. I guarantee I will never be using him again. i’m only giving him one star because I do believe he did a good job. but this was an absolute nightmare to say the least!
