Kevin Reed is the builder of Clearview Custom Homes in Lubbock. He went 6 months over contract, upcharged us several trades for profit, and may have shown up about twice in the two years it took to build our house. The last times we asked him to come and meet with the trades to organize and he did not show up. We paid for a finished product and we have been left with severe negligence and damages. Negligence is as follows :
Crooked exterior doors with gaps
Entire specialty roof leaking throughout that needs to be entirely replaced
Entire backyard sank which damaged the turf -
Poorly designed landscaping that left well equipment outside of flower bed
Botched, damaged and or crooked windows tha
Water damage in multiple rooms to the house
Stains and damages to floor in foyer and formal living room from worker painting black iron windows and door
Missing and mismatched plumbing fixtures
Overall bad plumbing that lead to several damages (floors, foundation)
Three areas where water just bursted out
Cracked tubs
Warped cabinetry along with stud holes
Missing parts to appliances
Electrical problems - switches with no access
Crooked hardware
Unfinished painting, paint handprints on ceiling, smeared caulking throughout
Larger windows with multiple leaks and scratches
Sloppy stucco work in the back that looks like brown staining all throughout
Nails sticking out from baseboards, ceilings and overhangs exterior and interior
Busted well
Roach infestation that was extensive due to the house sitting neglected, doors open with inclement weather weeks at a time.
Uncapped chimneys

WARNING: I am a US Marine and 2003 Iraq war veteran. The following is my buying experience with Kevin Reed and Coby McDougal of “Signature Homes by Clearview Custom Homes”. Kevin Reed is a well-seasoned individual in the real estate industry (Since 2005). He is also an architect. In January 2022, I entered a contract on one of his homes at subdivision “Westmont” after my agent confirmed that this home was NOT in a Homeowners Association. My agent also pointed out that many previous homes in the same subdivision had been sold as non-H.O.A. In March 2022, right before we were scheduled to close, Kevin Reeds real estate broker notified my agent, previous and pending homeowners that homes had “accidentally” been sold as non-H.O.A. for many months and just like that, we were trapped into an H.O.A and we had to pay up annual fees. Do you really think they “didn’t know”? Of course not. I wasn’t happy about this. When I stood up to them via email and also pointed out the house was missing soffit vents, my contract was cancelled without cause by Kevin Reed. Soffit vents are important for proper attic ventilation. To avoid losing my locked in sub-three interest rate and becoming homeless, I offered to accept the house without the standard builder’s warranty since they didn’t want to build it correctly. After closing, I received a substandard home with many issues. If you drive through Westmont today, the homes in the front fenced in area, do not have fences around the ac condenser nor two trees in the front as their H.O.A. Declaration states but Texas Hawkize Property Management still was nice enough to send everyone threatening letters asking homeowners to remedy this or face legal action. Why did these home builders and property manager feel so comfortable behaving this way? This involves many homeowners, not just me. What a cluster of a mess. KCBD Investigates received supporting documents and was informed of this last week.
