    Replace leaking skylights.

    Khouri did some good work for me. But then, he quoted a skylight project, took my deposit (over $8,000), and disappeared. Covid was a factor, so I waited three years, giving him every opportunity to make good once things got back to some semblance of normal. He never came back - just took my money and ghosted - never returned calls or emails. Looking at other reviews, I see this is a pattern with him. Do not trust him with your money.

    Fix third floor deck

    We used Daluja and Khouri to rebuild our third floor deck. What started as a simple "there is some rot" project, turned into a rebuild of the sidewalls. We paid in full and, a year later, are still waiting for the very expensive deck boards to be delivered and installed. Khouri promised the work would be done a number of time (in writing) and he turned out to be non-responsive and did not do the work. He took our money and never finished the job. Did the same with our neighbor. Khouri is a dishonest businessman and shouldn't be allowed to do this work. Stay away!

    Remodel two bathrooms, new roof, small painting jobs
    $65,000

    Khouri contracted with me to remodel two bathrooms and a few other small projects. The first bathroom went well. His subcontractors did great work (when they showed up).
    After the forst bathroom was completed, Khouri stopped returning calls, texts and e-mails. He still owes me approximately $7,500.
    He's a thief.

    Efficient, professional, quality, flexible, personable & reasonable. I’ve flipped many houses and used many contractors. Khori & his crew make me never need to call anyone else again. If he can’t do something, he will honestly refer you to someone who can.

    First floor renovation
    $76,000

    I signed with Khouri to renovate my home. He came off very professional in the beginning, and was quick to get started on the demo. After he received the second installment check he disappeared. My house is a mess, I am still unable to move in after five months, and I can’t get a hold of him. If you research him he has a history of this behavior and had to file bankruptcy with his first company because he left someone in the same situation - please see Bay State Property Services. I know of another home in Andover he’s left stranded as well. The other reviews here are other GC’s he’s subcontracted work from, or they are fake. Stay away from this guy, he will take your money and run.

    Bedroom closet

    Khouri recently remade a bedroom closet. My house was built in the 1950s and has some quirks. Such as an eight foot closet with a two foot door. Working with Khouri and his team (Franky and Rob) we were able to improve the functionality of the space. Walls were removed, floors replaced, a built in burrow / changing table, and a narrower closet were made. The work was wonderful and the end result was just what I was hoping for.

    Besides doing wonderful work Khouri kept me updated on the work timeline and everyone followed covid precautions. I highly recommend Daluja Property Services.

    Internal staircase repair
    $2,500

    We hired Khouri and his team to repair our internal staircase leading up to the second floor and add a handrail. Our home was built in the 1940s and the staircase was very creaky and overall in really rough shape. Khouri's colleague Al did an exceptional job and now the staircase looks brand new! We received 4 bids for the project and theirs was by far the lowest. We had a bit of a delayed start, but once they got started they finished the job within a few days. They were also very accommodating of our work schedule and when our young son would be home, making sure to clean up at the end of each day so no nails or debris were laying around. We will definitely consider Daluja Property Services again for future jobs in our home!

    It was a pleasure having Khouri Rice work on the renovation of our bathroom.
    Throughout the renovation, Khouri was a consummate professional. He was accurate in his initial assessment of the project and its cost. He was absolutely clear in his record keeping and job progress. Our job was done with care and precision. In addition, his crew is extremely clean and tidy and they never left the worksite in disarray. They vacuumed all drywall dust daily. What I really liked was that they took special care to prevent any of the job dust from trailing throughout the house. The bathroom looks great, he made recommendations we love with the tile, the lighting and the painting. I will recommend Daluja Property Services to anyone.     Khouri and his team (Al & Jamie) are AWESOME! They took on our kitchen remodel(wall removal/beam placement) and bathroom remodel with a removal of chimney and some utilities switch outs. We will definitely work with them again when we are ready to tackle our upstairs. I work from home and they were very courteous and considerate to this fact. They kept the site as clean as possible considering the extent of the work. The results are awesome, exactly what my wife and I were hoping for. We always felt like they had our interest and budget in mind when anything unexpected came up. They did great quality work and finished in the amount of time they quoted.

    When deciding on a general contractor I had 3 bids/interviews and Khouri was the person who was easiest to talk to and was very honest about timing (contractors are very busy right now), expectations, options and didn't talk to us like we are millionaires who have an unlimited budget. We definitely recommend Daluja Property Services!

    In a world where the word "contractor" usually brings forth complaints and groans, if not horror stories, we were wonderfully pleased with the Daluja team. They showed up on time, did the work smoothly and well, paid attention to detail, were pleasant and friendly to have around when our schedules overlapped, and most importantly our dogs LOVED the guys (and dogs are a great judge of character).     Daluja Property Services designed and took care of our kitchen remodel and they did a fantastic job. Would highly recommend. Going to a large project as a remodel there were several points of concerns and I believe the team delivered.

    Cost - I had 4 bids on hand prior to finalizing and Daluja was right in the middle. I chose to go with them as he was builder/owner as I like doing business with less layers and when the owner is very close to the project itself.
    Lead time/change of plan - The time between signing of contract and work start, Khouri was readily available for questions and is flexible to the originally scoped out plan. We had planned to knock a wall down to create a doorway but changed our mind. Khouri was quick to respond back with new work scope and cost impact. Given the fact that we just shaved off money from the project, we were never pressured to keep with the original plan to keep with higher dollar amount.

    Construction - The team was great, showed up at 8AM consistently and cleaned up the best they can at days end. Final product was as discussed, very well done. No complaints.

    Timing - scoped out 6 weeks, completed in 6 weeks.
    After Service - This is where I believe the team impressed the most. Given the scope of the project, there WILL be slight oversights it's expected and no big deal. Mine was an overlooked caulking under counter top and loose dishwasher toe kick panel. I emailed Khouri as I discovered the problem and he had a guy at my house the next day to take care of it. Need to emphasize that these event happened after the final payment has been made.
    Overall, really enjoyable set of guys that delivered on time, within cost and provide solid after service care.

    Currently thinking about re-doing our basement and Daluja will be doing the work as they are now our defacto contractor

    Khouri & his crew helped us with a half-dozen projects around our home and we were very happy with the results. I'd recommend them to anyone who has anything, large or small, that needs to be done in their home, for a minimum of time and expense.

    What my spouse and I both really liked about Daluja Property Services were their range of expertise, from major outdoor construction, like a fence or patio, to small projects inside of a home, from replacing a broken ceiling fan or window to restoring an old decorative lamp, requiring great skill and attention to detail.

    Khouri is also a great communicator. Shows up on time. Listens closely to what you want, responds intelligently and comes up with a way to do what you're asking at a realistic price.

    He's very good to work with and absolutely trustworthy. You'll enjoy working with Daluja too!

    Clean, responsive and efficient - that's Daluja Property Services. No job is too small but they will handle the larger ones also. I've engaged Khouri a number of times and his work has met my satisfaction. The work was done right the first time. Khouri is very easy to work with and goes out of his way to ensure you are provided with many options and get exactly what you want/need. I will definitely be using them again for our next project.

    Daluja Property Services are a pleasure to work with. They replaced sliders, front entryway, and removed an old shower and closet, replacing it with a new master bath shower. Communication was excellent, pricing was reasonable, and they completed the work in a timely manner. Kouri is very easy to work with and goes out of his way to ensure you are provided with many options and get exactly what you want/need. I will definitely be using them again for our next project.
